  • You will all need to have proof of income and references from UK employment and previous landlords going back at least 2 years (the reference agency can only verify UK income and credit checks) A personal guarantor (meeting said UK restrictions) may be accepted if gaps in the tenants required references are explained and proven. If unable to provide all necessary references, the rental payments will need to be paid 3+ months in advance for at least first year of tenancy.
  • Landlord to meet all intended tenants / persons in the household, in person, before agreeing to a tenancy.
  • You will need to adhere to minimum cleaning and basic maintenance requirement, including a regular cleaning routine throughout to prevent build-ups of dirt / dust / debris / staining etc… This should include: Keeping appliance filters clear; clearing unwanted fallen apples; regular cleaning of floors, bathrooms, worktops, hob, oven and other fittings using the correct methods and materials.
