Fees:
Payment of Rent The first instalment of rent must be paid in clear funds when you sign the tenancy agreement. Variation of Contract (Tenant's Request): £50 (including VAT) per agreed variation. This covers the costs associated with obtaining the landlord's instructions and the preparation and execution of new legal documents.
Change of Sharer (Tenant's Request): £150 (including VAT) per replacement tenant or any reasonable costs incurred if higher. This covers the costs associated with obtaining the landlord's instructions, new tenant referencing, Right-to-Rent checks, deposit registration, as well as the preparation and execution of new legal documents.
Lost Key(s) or Other Security Device(s): Tenants are responsible for the actual cost of replacing any lost key(s) or security device(s). If the loss results in the need for lock changes, the tenant will be charged for the actual costs incurred for the locksmith, new lock, and replacement keys for the tenant, landlord, and any other persons requiring keys.
Early Termination of Tenancy: If you wish to terminate the tenancy before the end of the fixed term, and the landlord agrees, you will be liable to pay rent until a suitable new tenant takes possession of the property.
