A beautiful two bedroom, two bathroom apartment in the coveted Barbican Estate, with high spec amenities, freshly painted and available for new residents from 15th September.
The property is located on the third floor of the Andrewes House block in the original Barbican Estate. It comprises two double bedrooms with balcony access, one bathroom with separate bath, walk-in shower and toilet, a second bathroom with toilet and handbasin, kitchen with Miele and Siemens appliances, living area with second balcony, and a wide hallway area which can accommodate shelving and a desk. Peaceful, centrally located, masses of natural light and underfloor heating throughout. Available unfurnished, or semi-furnished.
The apartment overlooks large landscaped communal gardens, walkways and lake, which residents also enjoy exclusive access to.
The Estate was designed by Chamberlin, Bonn & Powell and is one of the foremost examples of brutalist architecture and utopian design in the UK (more about the conception of the estate, its gardens and amenities, and the experience of living there, can be found on the Barbican Living site: It sits in the heart of the historic City of London, within a few minutes walk of Moorgate, Barbican, St Paul's and Blackfriars stations, allowing quick access to Central, Hammersmith and City, Metropolitan, Circle underground lines, as well as the Elizabeth line and overground railway services.
The apartment is a Type 21 style and the original layout has been maintained, with stripped wooden floors throughout. The kitchen and bathroom have been modernised for improved use, storage, and appliances. The rest of the apartment retains the original architectural fittings: Window and door furniture, lighting switches, doors, and so on.
The two bedrooms are on the north-east side of the apartment and receive morning light. They face the central lake of the Barbican Estate, overlooking the waterfall and residents' garden with its landscaped planting and frequent wildlife. One bedroom has direct door access onto the balcony; the other has a large sliding window through which the balcony can also be accessed. Both bedrooms have extensive built-in storage as designed in the original architecture.
On the south-west side, the kitchen opens into the living area, and large sliding glass doors take up the entire external wall and allow access to a second balcony.
This side of the apartment overlooks private gardens below, and the London Wall beyond, including remnants of the original Roman construction. Neither end has immediate overlooking neighbours. While centrally located, the apartment is private and very peaceful.
The modern kitchen has two Siemen's ovens, one with microwave function; a four-hob induction stove and extraction, full-heigh 70/30 AEG fridge freezer and Miele separate washer and drier. Stainless steel countertops, dark tile floors with underfloor heating and white cabinetry complete the modern look.
Pedestrian access to the apartment is via the lakeside elevated walkway, which has both stair and lift access. The apartment is served by a 24-hour guard in the car park downstairs - they also receive parcels so you never miss a delivery - and car parking and bicycle lockup are available by arrangement.
From the apartment, take the elevated walkway across the lake to reach the Barbican Centre, with its cinemas, theatres, art exhibitions, libraries, dance performances, and tropical conservatory. There are multiple indoor and outdoor cafes, restaurants and bars, and strains of cello practice drift out of the open windows of the Royal College of Music when you walk by. It is a lovely place to live.
