Holding Deposit


  • One week’s rent



  • To reserve the property



  • Non-refundable if:



    • You or your guarantor withdraw from the tenancy

    • You provide false or misleading information



    • You fail to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or an alternative agreed deadline)

  • Held to cover damages or defaults during the tenancy

Unpaid Rent


  • Interest charged at 3% above Bank of England Base Rate, from due date until payment received

Lost Keys or Security Devices


  • Tenants cover the actual cost of replacements



  • If lock replacement is required, tenants cover:



    • Locksmith fees



    • New locks



    • New keys for relevant parties



  • Additional charge of £15 per hour (inc. VAT) may apply for agent time

Changes to the Tenancy


  • Contract variation: £50 (inc. VAT) per agreed change



  • Change of sharer: £50 (inc. VAT) per replacement tenant or actual reasonable costs (if higher)



    • Includes referencing, Right-to-Rent checks, deposit updates, and paperwork

Early Termination


  • If you wish to end the tenancy early, you will be liable for:
