To reserve the property
Non-refundable if:
You or your guarantor withdraw from the tenancy
You fail a Right-to-Rent check
You provide false or misleading information
You fail to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or an alternative agreed deadline)
Five weeks’ rent (if rent is under £50,000 per year)
Six weeks’ rent (if rent is £50,000 or more per year)
Held to cover damages or defaults during the tenancy
Interest charged at 3% above Bank of England Base Rate, from due date until payment received
Applied only after 14 days of arrears
Tenants cover the actual cost of replacements
If lock replacement is required, tenants cover:
Locksmith fees
New locks
New keys for relevant parties
Additional charge of £15 per hour (inc. VAT) may apply for agent time
Contract variation: £50 (inc. VAT) per agreed change
Change of sharer: £50 (inc. VAT) per replacement tenant or actual reasonable costs (if higher)
Includes referencing, Right-to-Rent checks, deposit updates, and paperwork
If you wish to end the tenancy early, you will be liable for:
The landlord’s costs in re-letting the property
Rent due until the new tenancy starts
