Hi, I am the landlord of 41 Boulter St and have 5 double rooms available to rent now in this house.

This great, large 5 bed house has bright living room as well as a separate Kitchen, Living Room and Bathroom.

Boulter St is in an excellent location and just off London Road. It is very close to to the city centre and next to a canal.

All the rooms have a bed, wardrobe, desk and chair. They are about 9ft by 11ft in size.

This room is not available to couples unless you want to take 2 rooms.

The rent doesn't include bills or Council Tax which I estimate to be around 10GBP a week for G/W/E/I.

Requirements of tenancy are one month's rent, deposit equivalent to 5 weeks rent and a U.K Guarantor who must be a homeowner. If you don't have a guarantor then I could accept rent in advance but it depends on your circumstances.

Start Date and Property Preparation:

We keep our start dates fixed, and we take 2-3 days to spruce up the place after the previous tenants move out. You don't have to move in on that exact day if it doesn't suit you, but the contract will start.

Furniture and Amenities:

Our properties come with all the basics, and the kitchen's got everything you need. Bedrooms come fully furnished, all double beds. All our rooms meet the Council's size standards.

Utility Bills:

Bills aren't included unless specified.

HMO Licensing:

Our homes with three or more tenants are Council-approved. You can find our license on their website.

Reservation Fee and Guarantor:

Ready to snag your spot? Be quick, it's on a first-come-first-serve basis and we ask for one week's rent to hold the property for you. If you decide to go for it, that fee goes toward your first month's rent. We do require a UK homeowner (England/Wales properties), but if you're a student, we've got options for you too!
