The premises, which are unopposed, occupy a corner position in the centre of the village and are a focal point for the local community.

The Crown is built in the main of stone under a slate roof and over recent years has been the subject of significant investment such that at ground floor level it is presented in first-class order. The present tenants have been in occupation for some seven years and have established an excellent reputation, particularly for catering, with considerable repeat business. There is potential to increase wet sales and, if desired, opening for longer hours. For the last seven years, this business has been let to the existing tenants who are vacating in October 2025. Whilst we do not have the benefit of detailed trading information, we are aware the tenants have established a successful business based on good quality catering, with much repeat custom. In the past, this business has achieved sales in the region of £250,000 per annum, with trade split approximately 50% wet to 50% catering. Present sales are thought to be in the region of 70% catering to 30% wet.

The present operators open on limited hours, being 16:00 – 21:00 Monday, Tuesday and Wednesday; 12:00 – 22:00 Friday, Saturday and Sunday, and closed all day Wednesday. Food is available Thursday through to Monday.

Tenure and capital required

These premises are available on very realistic terms on a furnished tenancy, in accordance with the following:

Term: A rolling twelve month tenancy agreement with six months’ written notice to terminate on either side. The tenants will be required to covenant they will not keep a dog or cat on the premises as the accommodation is not suitable.

Rent: £12,000 per annum paid monthly in advance. The rent is free from VAT.

Repairs: The landlord is to be responsible for repair and maintenance of the freehold premises together with the trade furniture, fixtures, fittings and effects. The tenant is responsible for internal decor.

Insurance: The landlords insure the premises, trade furniture, fixtures, fittings and effects, and pay the premium from their own resources. The tenant is to insure and pay the premium on public, trading and third-party liabilities, plus stock in trade etc.

Deposit: A security deposit of £1,500 is to be lodged with the freeholders.

Fixtures & fittings: The premises are well-appointed with an extensive inventory of trade furniture, fixtures, fittings and effects which are owned by Clun Valley Investments Limited and let to the tenants as part of their tenancy agreement. Tenants are expected to take care of these items and replace any broken or worn-out effects. A full inventory will be annexed to the Tenancy Agreement.

Stock in trade: The new tenant is to purchase the wet and dry stock in trade, returnable containers and bar glassware at valuation (estimate: £2,500).

Fees: The successful tenant will be required to pay Sidney Phillips Limited an administration fee of £1,000 plus VAT. They will also be responsible for their own professional fees (if any).
