The farm is set back from a quiet road and lies on an elevated spot with panoramic views of surrounding vineyards and beautiful rolling countryside.
On entering, there is a living room/dining room (28 m2) which leads through to a corridor with a kitchen to the right (9m2) and a bathroom 94.5m2) and WC (2 m2) to the left.
From there is a large barn/storeroom (22 m2) ready for conversion.
To right of the there is another good-sized living room with handsome fireplace (24 m2).
From here there is ground floor bedroom (26 m2) with French doors leading out to the gardens.
An elegant curved wooden staircase take you to the first floor of the converted dovecote with two well-lit bedrooms and stunning views of the surrounding countryside.
Bedroom 1: 8 m2
Bedroom 2: 15 m2
From the first floor similar wooden stairs lead to the spacious attic (30 m2) with ceiling height of 4.5 meters. This could well become a 4th bedroom or an extra sitting room/ office.
The various outbuildings are enormous (321 m2 in total) and were originally used to service a working winemaking farm and they could easily be brought back to life. They comprise various garages, barns and storage buildings including a covered outdoor barn.
At present the red wine grapes grown on the property (Merlot and Cabernet Franc) are sold to the Buzet wine co-operative and this generates income for the owners but wine is no longer made on site.
The details of the current business arrangements are available on request.
There is an attractive well-maintained garden around the farmhouse itself with a well.
The rest of the 8 hectares of land is set to vines (2.7 hectares) and prairie.
Buzet wine:
Buzet has one of France's best-run co-operatives, and 85% of the appellation's production comes from the winegrowers’ huge facility at Buzet-sur-Baïse close to Nérac. There are also about a dozen independent producers.
Originally known as Côtes de Buzet, it was promoted to aoc status in 1973 and in 1986, the name was changed from Côtes de Buzet to Buzet. Not surprisingly, given its proximity to the elegant city of Bordeaux, Buzet makes elegant Bordeaux-style red wines.
The production area is spread across 1,800 hectares (4,400 acres) and is bordered by Garonne and the Parc Natural des Landes de Gascogne - one of the greatest expanses of forest in Western Europe and a haven for nature lovers.
Buzet has a Maritime climate that becomes a little more Continental as the appellation moves inland, to the east. It has three principal soil types and their variations: Limestone, clay and sandy.
It mainly produces red wine from Cabernet Sauvignon, Merlot, and Cabernet Franc.
Buzet white wines, while less common, are produced from Sauvignon Blanc, Sémillon and Muscadelle.
Buzet also produces some robust rosés, usually from Cabernet Franc.
