This is thought to be the oldest building in the town, and the history dating back to 1475 or even further, is extremely interesting (email me for the details), the ambiance and atmosphere of this property is strong, she has a soul!
The first property consists of : On the ground floor a large open room, currently run as an art gallery and studio for teaching art. This is a large open plan space of approximately 60 m2, there is a storage cupboard at one end, and a small 'kitchen' area with sink at the other. The beautiful original fireplace is the focal point of this room, and large windows allow light to flood in. This space has a nice view of the church.
You leave this first commercial area by double doors that lead into the rear hallway, where there is a w.c. And a back door out onto the courtyard garden.
The beautiful winding staircase leads up to the first floor apartment, then further up to the second floor which is yet to be renovated (this area could offer another apartment consisting of 5 rooms, the same size as the first floor one), and finally up to the amazing attic which is one large open space. The roof is built in the style of an upside down boat, (like the Chateau of Rochechouart) and is really stunning, but will need work, hence the low price of this ensemble of buildings.
The first floor apartment opens into a nice entrance hallway of approximately 8 m2, to the left is the main living room, with corner kitchen, this room is approximately 32 m2, with huge beams and original old floorboards, it has a really cosy feel to it. In addition to the corner kitchen, there is room for a good sized dinning table, the living area centered around the modern pellet burner, there's also a lovely window seat to watch the town below. At the rear of this room is a small bathroom.
To the right of the entrance hallway are two double bedrooms of approx 12 m2 each. The apartment is heated mainly by the pellet burner which is very efficient, but also has electric heaters in each room.
The second property is smaller and consists of a separate entrance hallway, with a rear door that also opens onto the courtyard garden, so this can be accessed from the first unit. To the right a door leads into the 2nd commercial area, formerly run as a successful tea rooms. There is a large room of 23 m2, and behind this a kitchen area of 11 m2 which has French doors opening into the courtyard garden, there is also a separate front door entrance for customers.
From this entrance hall the staircase leads up to the 2nd house (so the commercial area can be accessed separately and the house also). The house consists of one large living area downstairs of 23.75 m2 with sitting room and kitchen all open plan, a staircase leads up to the 2nd floor with a mezzanine (large enough for a single bed), a large double bedroom and bathroom, with a wood burner and electric radiators for heating.
Everything has been renovated to a high standard, and there is still room to take this building onto the next step of its development and put your own stamp on it.
The property benefits from mains drainage, and the 2nd commercial space from double glazed windows - all other windows are single glazed.
