To the other side of the hall is the kitchen/breakfast room. The kitchen features a large central island and is fitted with a range of floor and wall-mounted units, all with q-Stone granite work surfaces and a comprehensive range of Neff integrated appliances. There are also bi-fold doors that open from the kitchen onto the patio and garden. Off the kitchen is a useful utility room with a back door that leads into the study, which could also be used as a playroom.

Completing the ground floor, there is a cloakroom off the entrance hall and the dining room that looks over the front of the house and driveway. There is access from the dining room to the garage.

To the first floor, a galleried landing enjoys views over the open fields and leads to all rooms. The principal bedroom has fitted wardrobes and an en suite shower room. The guest bedroom also has an en suite shower room. There are two further bedrooms and a large family bathroom.

Outside, the property is approached through wrought iron electric gates leading to a large paved driveway with ample parking. The rear has a large terrace with the remainder of the garden laid to lawn with flower beds planted with shrubs. There is a further garden area to the other side of the property, which also has a paved patio and lawn area.

The property has been built to a high specification with engineered oak floors, an oak staircase, and oak doors. There is underfloor heating throughout, cat 5 wiring, and an integrated music system.

Location
Situated on the edge of the village of South Stoke, a designated Area of Outstanding Natural Beauty, on the River Thames between Goring-on-Thames and North Stoke in the southernmost part of Oxfordshire. South Stoke has a wonderful community feel with all true ‘village’ needs, including a 13th-century Anglican church, a popular pub/restaurant, a primary school, a village hall, a recreation ground with a fully equipped play area, and a village shop. Many social events are organized throughout the year. The wi, the bell-ringers, and the angling society all flourish. The village has its own slipway to the River Thames for boating enthusiasts.

More extensive facilities can be found in the market town of Wallingford and in Henley or Reading. Goring station has a mainline train service to London Paddington via Reading (from 28 minutes). There is a frequent bus service through the village connecting Wallingford and Goring Station. Central London (about 55 miles), the M4, M25, and Heathrow are easily accessible via the M4 (J12), approximately 11.4 miles distant.

Educational facilities are excellent within the area and include Moulsford and St Andrew’s Preparatory Schools, Cranford House, The Dragon, The Oratory and Bradfield College, Pangbourne College and Radley College.

Local recreations include golf at the nearby Springs and Goring & Streatley golf clubs, boating on the River Thames, racing at Newbury, Ascot, and Windsor, and shooting at the Royal Berkshire Shooting School in Upper Basildon.
