17th century townhouse with south facing courtyard garden
Description
24 South Street is an historic 17th century house which is built of white harled stone under a pitched slate and clay pantile roof. The house was restored by the St Andrews Preservation Trust to its former 17th century plan in 1973. It received The Saltire Society Award for Reconstruction in 1973 and Civic Trust Heritage Award in 1975. Queen Elizabeth, the Queen Mother, visited the house at the awards presentation.
The house was further upgraded in 2021. It was re-decorated, re-carpeted, new light fixtures were installed and the electrics upgraded. In the kitchen an ice maker and corner shelves were added. On the first floor a shower and new tiles were added to the bathroom and a small refrigerator and shelves to the drinks cupboard. On the second floor a Velux Sun Tunnel was installed to light the landing and a dressing room closet created with a skylight and shelves. Outside the exterior walls were painted and a trellis fence added in the garden. A new shower was installed in the Garden Room.
The house is laid out so that the all of the windows to the main rooms look out over the south facing garden. The accommodation is arranged on three floors and comprises:
Entrance hall with period cupboards and coat hooks. Inner hall with slate flooring and under stairs cupboard. Utility room with cupboard containing Bosch washing machine and dryer. WC and wash basin.
Kitchen with black marble worktops, Belfast sink, Aga in Pistachio, integrated dishwasher, freestanding smeg fridge freezer. Itv ice machine. Open plan to dining room with built in dresser and glazed door to garden.
First floor study with desk built into window and shelves beside. Living room with fireplace with solid fuel stove, three windows with window shutters and walk in drinks cupboard with shelves and basin.. Bathroom with freestanding bath, double shower, wash basin, WC and heated towel rail.
Second floor landing with dressing closet with Velux window and shelves. Deep hanging cupboard. Principal bedroom with windows with shutters on three sides and built in wardrobe. Bedroom 2 with built in wardrobes and window shutters.
Garden
A special feature of the house is its south facing courtyard garden which is raised above the street level. There is a garden entrance off Abbey Street with a 17th century ‘marriage lintel’ above meaning it can be accessed without going through the house. There is a stone paved terrace reached from the dining room. Steps lead up to a lawn with a cherry and two crab apple trees and a stone path alongside. Trellis fencing above the wall gives the garden privacy.
Garden Room
The garden room is set up as a guest bedroom with a slate tiled floor, fitted bookshelves and a folding glazed door across its front. There is an ensuite shower room. It could equally well be used as a home office.
To the side is a store with racking for golf clubs. There is a further low level store to the rear.

24 South Street is situated in the heart of St Andrews. The property is adjacent to St Leonards independent school and a short walk from the cathedral, the harbour and East Sands beach. The Byre Theatre is opposite and it is a short walk from the harbour and East Sands beach.
