A beautifully presented, much photographed River Thurne bungalow that oozes charm and character. It is one of only five Norfolk Broads riverside residences that are currently Grade 2 listed.
The property was originally two Boulton and Paul section wooden sheds reputedly brought back to Britain after polar expedition. Additions such as the highly detailed verandah, the bay windows and the dormer window would have been chosen from Boulton and Paul's catalogues produced at the time.
Located above Potter Heigham's very low medieval bridge, the bungalow enjoys one of the quieter sections of the River Thurne and has uninterrupted panoramic views.
It has been in the current owner's custodianship for thirty six years. During her first year's ownership, the property was restored to its original 1912 appearance and has been regularly well-maintained since.
The river frontage extends to 46 yards and includes a wet shed at each end of the plot. Both wet sheds were fully restored and re-roofed in 2018, and both are mains power connected.
The river frontage's quay heading and boardwalk were renewed in 1990 and again in 2017.
All river facing windows are original. All rear facing windows are UPVC double glazed (bespoke to match the configuration of the original timber windows).
Extensive decking to the front of the property connects the verandah to the river frontage's boardwalk, and was completely renewed this year.
There is Economy Seven electric heating throughout and a 5kw multi-fuel burner is installed in the lounge.
The bungalow has never flooded because it has been significantly higher than the flood wall to the rear of the property.
The property is rated Class B for Council Tax purposes, but earns a 35% discount from North Norfolk District Council. It is not subject to the 100% second home surcharge.
