Spanning nearly 600 square feet, this sleek one-bedroom apartment sits on the sixth floor of a modern development, offering a spacious kitchen/reception, private balcony, and ample storage. Located in a vibrant quarter of N17 moments from Downs Lane Park, it offers easy access to the Victoria Line and National Rail at Tottenham Hale, while residents also enjoy perks like a large communal garden terrace, shared work area, and concierge service - one of life’s loveliest little luxuries.
If you lived here...
Thanks to its elevated sixth-floor position, this apartment enjoys a wonderful sense of peace, with skyline views that enhance the feeling of space and calm. This height also improves energy efficiency and ensures an abundance of natural light throughout the day.
The duel aspect open plan kitchen/living area is fantastically spacious, with smart flooring sweeping the length. The balcony will be a great extension of your living space, while at the other end you’ll find your kitchen space, complete with sleek cabinets, integrated appliances and sleek worktops.
The bedroom is just as plush as the rest of the apartment, with custom-storage and thoughtful decor, while the bathroom is immaculate, with contemporary fittings. There’s plenty of storage off your spacious hallway, too.
Once you’ve experienced having your own concierge and residents’ co-working space, you’ll never look back, and the communal garden is another great way to get to know your neighbours.
As for the surrounding area, you’ve got everything from dynamic breweries and coffee shops to sprawling greenery and award-winning restaurants within strolling distance. Since this whole area is undergoing a complete regeneration, it’s hard to keep up with all the exciting new businesses emerging, so you’ll enjoy exploring.
For those in need of some nature, as well as Downs Lane Park, you’ve got the River Lea, which offers miles of walking and cycle routes, connecting Walthamstow Wetlands with Hackney Marshes and Stratford’s Olympic Park.
What else?
- This area offers some excellent perks, including the brilliantly unique Baltic Seafood canal boat on Stonebridge Lock, which serves up dishes such as Turkish mackerel baguettes and calamari. It’s just 16 minutes on foot.
- Take a 12 minutes stroll to Table13, a bakery, café and wine bar which serves outstanding coffee, homemade bread, pastries and sandwiches. By night it offers wine by the glass, paired with delicious small plates.
- You’re fantastically placed for reaching other neighbourhoods, with both Walthamstow and Stoke Newington a short stretch away. Tottenham Hale’s National Rail route will also deliver you directly Stansted Airport. The world is your oyster!

A word from the expert.....
One of my favourite things about Tottenham is the connectivity, with the Victoria line at Seven Sisters and Tottenham Hale offering rapid access to Oxford Circus and King's Cross. Tottenham Hale overground station has been developed and links you right to Stansted Airport and Cambridge.
There's still loads of green space though, I like to explore the woodlands of Tottenham Marshes and follow the River Lea towpath to Bruce Castle Park and Downhills Park. You’ll find nature on your doorstep wherever you are.
Food and drink spots are also plentiful. My favourites are True Craft, for craft beers and sourdough pizzas, Perkyn's cafe and bottle shop, and The Palm, a cosy pub known for its craft beers and quality food.
The area's only getting more popular thanks to that combo of space, connectivity and culture. Creative businesses, new co-working hubs and art studios are appearing alongside long-established communities and classic North London terraces.
If you're thinking of heading for Tottenham you can pick from Victorian townhouses, riverside apartments or something new in Hale Village. There's still plenty of room to grow, in every sense.
