About this property
This thoughtfully appointed apartment lies on the 13th floor of Duo Tower, one of two handsome new apartment buildings designed by Karakusevic Carson Architects in collaboration with David Chipperfield Architects. The layout of the apartment makes excellent use of space, with living areas that open to a generous, sheltered balcony with far-reaching views across London. The apartment is sold with a demised parking space in the building's secure underground car park. This apartment is also available with the curated furnishings pictured here, for the total price of £710,000; more information, including an itemised list of what is included, can be provided on request.
The Architect
Karakusevic Carson is a studio of architects and urban designers at the forefront of public housing design and major civic projects in the UK and internationally. It has been appointed as architects and master planners by 15 leading London councils, the Greater London Authority, Transport for London, Portsmouth City Council, Homes England and Olympic Legacy panels.
David Chipperfield Architects was founded by Sir David Chipperfield in 1985. The practice has won more than 100 international awards and citations for design excellence, including the riba Stirling Prize in 2007 for The Museum of Modern Literature in Marbach, Germany, and both the Mies van der Rohe Award (European Union Prize for Contemporary Architecture) and the Deutscher Architekturpreis in 2011 for the Neues Museum, Berlin.
The Building
Hoxton Press was completed in 2018 and takes the form of two towers that occupy the edges of an irregular plot, once home to the Victorian printing press, The Mullord Brothers. The buildings are clad with handmade bricks, with Duo Tower finished in a striking red.
The buildings sit on either side of a gentle hill, surrounded by clusters of trees and next to Shoreditch Park. The site forms a link between Shoreditch Park and the Colville neighbourhood, connected by paving that continues into the ground floor of the buildings, creating a seamless transition between outside and inside.
The Tour
This apartment is positioned on the 13th floor of Duo Tower and can be accessed both via lift and stairs. The communal areas are immaculately designed and maintained, with hexagonal floor tiles that mirror the shape of the building. There is a 24-hour concierge and basement bicycle storage. This apartment also has a demised car parking space.
The apartment makes optimal use of its hexagonal layout, with the main living spaces positioned to take in far-reaching views across London. An entire wall of glazing wraps around the open-plan living, dining room and kitchen and provides access to the balcony. The walls are painted in XXXX by Farrow and Ball, a shade that complements the engineered oak floorboards. The sociable space is extremely versatile and would suit a variety of layouts, lending a sense of flow that continues throughout the rest of the house. There is zoned underfloor heating throughout, run by an mvhr system.
Positioned slightly further back in the plan, the kitchen area is composed of contemporary white units with Silestone worktops. There is an integrated induction hob, along with a microwave, oven, fridge-freezer, dishwasher and an extractor fan, all by Siemens. Overhead units provide plenty of storage.
The main bedroom is bright and private, with expansive views. A wide, grey-framed window is paired with a deep oak sill that complements the wall of built-in wardrobes finished in an oak veneer.
Several built-in cupboards in the hallway provide plenty of storage space. At one side, the airy bathroom is well-appointed with grey porcelain tiles, a frameless glass screen surrounding a spacious walk-in shower, and underfloor heating. There is oak detailing throughout, including in the mirror-fronted cabinetry above the sink - a material continuation from the rest of the plan.
Outdoor Space
An expansive balcony wraps around one side of the apartment, with plenty of room for seating and potted plants. The views are remarkable.
The Area
Hoxton is renowned for its exciting mix of restaurants, bars and galleries, including Rochelle Canteen, Shoreditch House, the Blue Mountain School and Victoria Miro Gallery. The boutiques and cafés of Redchurch Street, the famous De Beauvoir Deli, and Towpath Cafe are also nearby, with Broadway Market and Angel Islington both a short walk along the canal.
For green space, the seven acres of Shoreditch Park are on the doorstep and Victoria Park and London Fields are beautiful walks away up the canal towpath. The apartment is also a short walk from Hoxton Square, an early example of one of London's public gardens. Completed in 1720 and designed to emulate existing squares in west London, it was the first of its type in the area. During the 19th century, the square and surrounding streets became the centre of Shoreditch furniture and carpentry trade.
There are plenty of transport links within walking distance. Hoxton and Shoreditch High Street stations run London Overground services; Liverpool Street station provides access to the Elizabeth, Central, Hammersmith & City and Metropolitan lines, along with National Rail services. Old Street Underground station is a 15-minute walk away and runs Northern line services across the city.
