    The building’s striking exterior is characterised by smart London stock brick, punctuated by Crittall-style glazing – a relic from the building’s original past.A glazed door opens onto a generous entrance hall. Terrazzo-effect vinyl flooring runs throughout the ground floor, and floor-to-ceiling cupboards provide handy storage space in the hall.

    From here, a large Crittall-style door leads to a voluminous kitchen filled with light from the spectacular black steel atrium and skylight overhead.     A spacious living roomsits adjacent, and can be accessed at the front and rear of the kitchen. A wall of steel-framedglazing divides the two spaces, while allowing light to spill into the reception room. Overhead, exposed steel beams painted in white are in keeping with the building’s industrial past, and track curtains have been cleverly arranged to enable the space to be divided into three zones – currently segmented into reading, cinema and office areas. A set of doors with obscured glazing can be used to access the street at the front of the house.

    To the rear, a spacious utility room provides access to the car park. From here, a vibrant green Crittall-style door unfolds onto a WC with separate shower room. Soaring ceilings amplify the sense of space.

    A set of stairs bordered by open shelving ascends to a gallery landing on the first floor, where a large skylight – which provides access to the roof terrace – floods the space with light. The first floor is carpeted and arranged around the central atrium, clad in birch ply where an area on the landing is currently used as an office.

    Three bedrooms sit on this floor, two of which have floor-to-ceiling storage. All three bedrooms are filled with light from Crittall-style windows, and the principal bedroom has an en suite shower room. One of the additional bedrooms is currently used as a walk-in wardrobe, but has ample space for a double bed if required. A bathroom with a bathtub and a freestanding sink by Duravit sits to the rear of the plan. Here, Italian tiles by Mutina complement the neutral colour palette.

    A staircase ascends from the landing to a spectacular roof terrace, accessed via an electronically operated skylight.

    At the top of the building lies an expansive roof terrace. There are both paved and gravelled areas, andconcrete planters filled with greenery.

    The Area

    The apartment is ideally located on a quiet residential street in Bethnal Green, within easy walking distance of Shoreditch, Hoxton and Hackney. The green spaces of Weavers Fields are just a six-minute walk from the house, with Victoria Park and London Fields slightly further afield.

    Columbia Road lies an eight-minute walk away; aside from its weekend flower market, it is also known as the setting for several excellent dining institutions. Campania and Brawn are evening favourites, while an outpost of Pavilion bakery is conveniently placed for a Sunday morning coffee and pastry.

    Bethnal Green is home to some brilliant pubs, including The Carpenter's Arms and The Sun, as well as some excellent restaurants/cafés including Bistrotheque and stalwart E Pellicci, the latter of which is just around the corner from the apartment.     Nearby Hackney Road is home to the likes of Morito, Sager & Wilde, The Marksman and o-Zone Coffee. Haggerston and Hoxton are both within easy reach, as are Spitalfields Market, Brick Lane and Broadway Market.

    The area is home to many design and architecture practices, as well as some excellent small commercial galleries, including Maureen Paley, Herald St and Annka Kultys Gallery. Young V&A is very close by, as is York Hall Leisure Centre.

    There are a number of schooling opportunities in the area, including Globe Primary School and Swanlea Secondary School.

    Bethnal Green Overground station provides Weaver line services to Liverpool Street, and is a 10-minute walk from the apartment. Bethnal Green Underground is equidistant, and connects with the Central line. Shoreditch High Street and Cambridge Heath stations are also close by, and there are good bus links in the local area.
