Guide Price £425,000-£450,000. Two Bedroom Flat For Sale In Upper Leytonstone
Guide price £425,000 - £450,000. A spacious two bedroom first floor flat in the ever-popular Upper Leytonstone area. With modern decoration and a well-planned layout, this property combines character, natural light and space providing a beautiful home close to amenities and transport links.
Approached through a good-sized front garden, owned and lovingly kept by the downstairs flat, the property’s façade features beautiful, original architectural design elements. A small, private ground floor hallway provides access to the generous split-level landing area, which really emphasises the spacious feel of the property. Decoration is modern and simple with white walls and neutral carpet, a theme which is carried throughout the property. There ́s also space for storage or a small study area on the upper landing level.
The unusually large and bright family bathroom has a traditional suite with WC, pedestal basin and bathtub with shower above.
The main bedroom overlooks the quiet rear of the property and is a good-sized double with space for a comfy bed, free-standing wardrobes and storage furniture. The second bedroom is a smaller double with open views over the adjacent street and neighbouring gardens.
Entering the large reception, the eyes are drawn to an attractive period style fireplace, and the west-facing bay window captures wonderful daytime and evening sunlight, creating the perfect spot for an intimate dining space or cosy seating area.
Off the reception is a cleverly integrated separate kitchen, offering a good range of cabinets and open storage, and with its galley layout providing plenty of worktop space. There’s also an inset hob, built-in oven and stainless-steel extractor, ready for cooking up your first meal in your new home.
Upper Leytonstone is a sought-after location with quiet residential streets providing a peaceful and friendly community with exceptional amenities close-by. A couple of minutes away is the highly rated Out of the Woods café, with its reputation for great food and service, and other local hospitality businesses include Jannah Sushi, Homies on Donkeys Mexican Restaurant, Bocca Bocca and the North Star Pub – which is in the lovely conservation area of Bushwood. There’s also a large supermarket and many other shops and amenities on Leytonstone High Road, and the area has excellent transport links too, with Leytonstone Central Line Tube Station being less than a 15-minute walk. The excellent facilities at Leytonstone Community Sports Centre and the fabulous open spaces of Hollow Pond and Leyton Flats are all just a 5-minute stroll.
What the seller said... ' I have enjoyed living on Lytton Road so much. I've made lifelong friends with my neighbours, and will always have happy memories of being in this flat. Leytonstone has such a vibrant community and an ever-expanding list of great places to eat and gather. The Incovenient Store, a.k.a Stone Mini Mart, is my favourite spot. Homies on Donkeys serves outstanding food, and Perky Blenders will sort out your morning coffee needs at the tube station. All this, along with the incredible access to green space, makes Upper Leytonstone a wonderful place to live. I'm selling because I have moved in with my partner in Forest Gate, but I still visit Leytonstone at least a few times a week. This means the sale is chain-free.
