Set on the ground floor of a charming period property, this lovely two-bedroom apartment enjoys a prime location in one of the area’s most coveted neighbourhoods — just moments from Walthamstow Central, Poet’s Corner, Lloyd Park, and Walthamstow Village. Despite the vibrant surroundings, Howard Road remains a peaceful one-way street, offering the perfect blend of convenience and tranquility.
Spanning nearly 700 square feet, the home boasts generous living space with a seamless mix of classic character and modern comforts. Completing the great list of highlights is the half section of a shared garden, west-facing no less.
If you lived here...
You enter through your own front door and head into a spacious hallway that leads to the reception room, two bedrooms, and the kitchen/diner.
The reception room benefits from plenty of natural light thanks to the large windows and high ceilings. The calming blue decor really stands out alongside charming features like a brick fireplace alcove, a classic column radiator, and elegant carpentry details.
Both bedrooms are immaculate, with the larger bedroom boasting expertly crafted fitted wardrobes and a lovely fireplace surround.
At the rear of the apartment, the kitchen/diner offers a range of sleek units, metro-brick style tiling, integrated appliances, and plenty of space for a dining table. The bathroom is particularly impressive, featuring terrazzo-style flooring, vertical tiling, and a walk-in shower.
Outside, you have a half section of a shared garden, which is west-facing. There’s also an abundance of nearby green spaces — from Fellowship Square and Lloyd Park to Hollow Ponds and Walthamstow Wetlands — perfect for relaxing or enjoying the outdoors.
When it comes to eateries, there are heaps of established favourites in the areas around Hoe Street and Orford Road in Walthamstow Village - The Collab, Tonkotsu, YardSale Pizza, Sodo and Shri Lakshmi in the former, and Peeld, The Good Egg, Orford’s Fish & Chips and Ruff’s Bistro in the latter, but new arrivals to the scene ensure a steady buzz and feeling of energy.
Walthamstow Central tube is mere minutes away, meaning you can hop on the Victoria line or Weaver Overground and be in the West End or City in less than 45 mins door to door.
What else?
- Soho Theatre Walthamstow, the brand-new 1,000-seat performance venue, is now open just minutes from your front door. This vibrant space hosts an exciting mix of theatre, comedy, music, and live events, bringing top-quality entertainment right to your neighbourhood.
- Right at the bottom of your hill, you’ll find Fellowship Square, a delight for both kids and grown-up kids-at-heart thanks to its epic fountains and event programme organised by the council, which is also based in this spot.
- Parents will be pleased to know you an abundance of great schools and pre-schools nearby.

A word from the owners...
"We have loved living here. The property feels spacious for a two-bedroom flat - and the long corridor and huge kitchen make it feel even bigger than it is. The shared garden gets lots of sunshine and backs onto the very cute houses in Aubrey Road. We love the location, perfectly positioned between Lloyd Park (for the Saturday morning food market), the Village, the High Street and Wood Street - all these places are only a few minutes walk away. The road is also really quiet and leafy."
