In summary
Situated just a short walk from the historic market town of Wymondham with its mainline train service sits this mid-terraced house. With a free-flowing and open plan feel to the ground floor accommodation, the living spaces are well-lit due to large uPVC double glazed windows and its inviting décor where an 18’ sitting room can be found alongside a 21’ kitchen/dining room with integrated appliances and breakfast bar seating area, perfect for entertaining family and friends with utility room just off from this space also. The first floor landing grants access to three double bedrooms as well as the family bathroom and WC. The rear garden initially offers a patio seating area with lawn garden all fully enclosed with a driveway and garage located just to the left of the home, accessed via a gate at the bottom of the garden.
Setting the scene
The property can be found set back from the street where a low level brick wall opens to reveal a lawn garden with mature planting borders and flagstone walkway taking you towards the front door with awning above.
The grand tour
Once inside, a open porch style entrance is the first place to greet you laid with attractive solid parquet wood flooring and granting access to the first floor directly ahead with large storage cupboard and low level radiator. Turning to your left, the first of the open plan living spaces emerges to your left laid with all carpeted flooring and with a large uPVC double glazed window to the front of the room allowing the space to be flooded in natural light. Due to its tasteful and bright décor, the room is incredibly inviting and leaves more than enough space for a large sitting room suite with additional soft furnishings. Through an opening at the rear of the room, the kitchen dining room emerges in the form of a 21’ open living area complete with all solid wood flooring which initially opens to leave more than enough room for a formal dining table in front of a set of uPVC double glazed French doors with the kitchen emerging to the right. An extension of the worktops allows for breakfast bar seating ideal to entertain family and friends whilst the kitchen emerges just beyond this complete with a wide array of wall and base mounted storage units which in turn give way to integrated appliances including eye level oven and hob with extraction above plus dishwasher and fridge/freezer. Just through from the kitchen is a handy utility space made possible by accessing an area underneath the stairs with plumbing for further white goods.
The first floor landing splits to allow access into all three of the double bedrooms as well as a separate two piece WC complete frosted glass window and family bathroom with predominantly tiled surround and shower head and glass screen mounted over the bath. Due to their position, it is possible for these two spaces to be amalgamated and layout slightly changed if desired. The first of the double bedroom sits just next door to the bathroom complete with fitted wardrobes, this room overlooks the rear garden through uPVC double glazed windows and has a large open carpeted floor space more than suitable for a large double bed. The larger of the bedroom sits towards the front of the home currently housing two bedroom setups showing its impressive size with built in wardrobes and immaculate décor. The smaller of the bedrooms also sits towards the front of the home this space too could house a double bed due to its size, a potential choice of layouts can be had or to be used as a home office, nursery or larger single bedroom.
