Blackaddie House was originally built in 1540 as the Rectory to St Bride’s Church and has been a much-loved family home before being transformed into a hotel some 60 years ago. The property is still run as a successful 4-star hotel, but the present owners have just obtained planning permission for change of use to a residential property, so it would equally suit becoming a family home once again if so desired. Since the business was acquired by the present owners in 2021, the property has undergone extensive refurbishment.

The accommodation on offer consists of the main hotel building with 6/7 letting bedrooms, 2 reception areas, a restaurant, various ancillary rooms and a sizeable 1 bedroom annexe attached. In addition, the adjacent L-shaped single storey barn conversion offers a high quality two-bedroom home, presently used as the owner’s accommodation. There are three charming, attached cottages to the rear of the site, with ample parking, garden area and views down to the River Nith.

The grounds have been very well maintained and offer expanses of lawn, mature trees and shrubs and a productive fruit and vegetable garden, with raised beds, greenhouse and fruit cages.

Please note: The property is available as a whole or in up to five lots. For the avoidance of doubt the owner’s accommodation (Lot 2) and the three cottages (Lots 3-5), will not be sold before the outcome of the sale of the Lot 1 is known.

Lot 1 - Main Hotel

Off the welcoming reception hall are two principal reception rooms. There is a formal dining room with space for approximately 40 covers, and a superb bar/lounge with open fire and contemporary fitted bar, and an adjacent garden room providing extra covers and direct access to the garden.

A fully equipped kitchen, laundry room, stores, office and small function room, complete the ground floor accommodation.

Upstairs there are six luxurious en-suite double bedrooms, four of which boast a jacuzzi bath and a separate walk-in shower.

There is also staff accommodation within the main building which offers private external and internal access, a generous sitting room, dining kitchen, double bedroom, dressing area and shower room.

Outside, there is a private driveway culminating in parking and turning areas, a generous garden laid to lawn and with mature trees, shrubs and direct access down to the river.

There is a large sitting room, again with direct access to the garden and a vaulted ceiling. The bathroom comprises a modern free-standing bath, large walk-in shower and circular sink within a vanity unit. While it is currently a two bedroom property, there is potential to make it a 3 bedroom cottage, incorporating the adjacent storage room.
