Set within a peaceful cul-de-sac on a prestigious modern development bordering the Peak District, this stunning four-bedroom stone-built detached property offers exceptional living space across three floors. Designed and upgraded to a high standard, it presents a perfect blend of contemporary style and family-friendly functionality.

Upon entering, the meticulous craftsmanship and attention to detail are immediately apparent. The property has been expertly constructed and significantly enhanced by the current owners, ensuring a contemporary feel throughout.

The ground floor features a state-of-the-art, fully integrated kitchen, equipped with premium appliances and finished to a high standard. A set of dual folding doors creates a seamless transition to the adjoining dining area, a naturally bright space ideally suited for family dining and formal entertaining.

Complementing the layout is a spacious living room with a striking media wall and patio doors that open onto the beautifully landscaped rear garden, extending the living space outdoors. An additional flexible room, currently utilised as a home gym, offers excellent versatility and could easily function as a playroom, snug, or secondary lounge.

The first floor accommodates three generous double bedrooms, including a well-appointed second bedroom with its own en-suite shower room. These bedrooms are served by a stylish family bathroom featuring a modern three-piece suite. Also on this level is a dedicated home office space, providing a quiet and practical environment for remote work or studying.

The second floor is dedicated entirely to the principal bedroom suite, which offers an impressive retreat. This luxurious space features a freestanding centrepiece bath, a Juliet balcony with picturesque countryside views, a private en-suite shower room, and a clever closet, delivering an exceptional level of comfort and privacy.

Externally, the rear garden has been carefully designed for ease of maintenance and enjoyment. A spacious patio area with a pergola provides an ideal setting for outdoor dining and socialising, while the artificial lawn offers a clean, safe space for children to play. Trees enhance the privacy and contribute to the space, adding colour. To the front, a resin driveway affords ample off-road parking and complements the attractive stone façade, enhancing the property’s overall curb appeal.

Dronfield Woodhouse is an incredibly desirable suburb with a range of local shops and amenities within walking distance. Transport links are excellent, including key bus routes and train links to neighbouring towns & cities with a short commute to both Sheffield and Chesterfield. There are also a number of highly regarded schools in the area for all ages, and the Peak District is on your doorstep, with stunning family walks and green spaces to explore.

- important please read:

Redbrik is marketing this property with the benefit of Redbrik SecureMoveTM. Redbrik has introduced SecureMoveTM to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer. Purchasers will benefit from the Buyer Information Pack (bip), which we have created with our legal partners, to give buyers more information before they agree to purchase.

The pack includes:
TA6 (Property Information Form)
TA10 (Fittings and Contents)
Official Copy of the Register
Title Plan
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Environmental Search*

(Redbrik has ordered the local, drainage, coal and environmental searches; we will add these to the bip as they become available)

Redbrik SecureMoveTM allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.

Additionally, and on behalf of the Seller, Redbrik requires the successful Buyer to enter into a Reservation Agreement and pay the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).

Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of id and aml checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (sstc).

During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.

The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Redbrik advises potential buyers to seek legal advice before entering into the Reservation Agreement.
