The Property
Cromarty is believed to have been built in the 1970s and occupies a generous plot in a lovely rural location yet within easy reach of Bosham centre and its sailing club, Chichester and convenient road and rail links to London. A generous reception hall leads to a light, well proportioned open plan reception room which at its maximum is over 27 feet in length. The L shaped arrangement of the room provides distinct sitting and dining areas with large picture windows and sealed unit double glazed doors opening south and north onto terraces. These are well placed to catch both the afternoon sun into the garden to the front of the property, and the sunset in the evening to the west, with northerly views over open farmland to the South Downs National Park. The adjacent kitchen/breakfast room also has rural views and provides access to a separate utility room which keeps the white goods away from the main living areas. Beyond this there is access to the integral garage with a remote controlled roller door.
The bedroom accommodation is equally generous including both principal and guest suites, each with their own shower rooms. Two further bedrooms are served by a family bathroom. One bedroom suite lies to the eastern side of the building with the remainder of the bedrooms on the western side, directly adjacent to the reception hall.
Outside
Cromarty lies on the northern side of Smugglers Lane with a driveway providing ample casual parking to the front of the property. The gardens on this side are well screened with a south facing terrace alongside rose beds having access to the main reception room. The frontage to Smugglers Lane is screened by a number of well established oak trees. Easily maintained gardens to the north have a further terrace looking over a neat area of lawn and manageable borders to lovely rural views beyond, taking in the South Downs in the distance. There are a number of mature trees including bay, copper beech and rowan.
Location
Cromarty lies in this tree-lined lane in rural surroundings with farmland to the north and within half a mile of the Itchenor/Bosham ferry. About 2 miles distant lies the harbourside village of Old Bosham, perhaps one of the most famous villages on Chichester Harbour. Well known for its picturesque nature, it provides a small selection of local shops, arranged around an historic High Street, complete with ancient Saxon church, Quay Meadow and Bosham Sailing Club. To the north in Delling Lane there is a post office/farm shop and, in what has become known as New Bosham, a further small selection of shops and railway halt. This provides services running to London Victoria via Chichester or London Waterloo via Havant. Chichester itself is some 6 miles to the east and provides a comprehensive range of facilities arranged around a partly pedestrianised centre. Whilst sailing is inevitably the premier pastime in the area, other leisure activities are well catered for including a number of golf courses, swimming and windsurfing from various beaches along the south coast, and the many facilities of the Goodwood Estate including its internationally known racecourse, private health club and for hosting the Festival of Speed and the September Revival meeting at its historic motor circuit.
