    You are supremely well-connected for work, leisure and social pursuits. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water) - among other destinations - are all quickly reached.

    Bellenden Road is yours by foot in six minutes, with fabulous eateries such as Artusi, The Begging Bowl and Ganapati, and popular independent shops such as Flock & Herd, The General Store and Review. Petitou on Choumert Road is a popular spot for a coffee and people-watching.

    Rye Lane offers more high street and market shopping options, plus the trendiest of hangouts - such as Peckham Levels and The Bussey Building. Go vertical in the warm months for rooftop bars here. And Peckham Plex cinema is a local institution. It has recently celebrated its 30 year birthday (tickets for all movies are just £5.99).

    Central Camberwell is a 12 minute walk - down beautiful Camberwell Grove - flanked with mature London plane trees and dreamy Georgian houses. Here we love Theo’s, The Kerfield, The Camberwell Arms, Veraison Wines, Little Cellars, Nandine, Falafel and Silk Road especially.

    Camberwell leisure centre is also local - with a smart Victorian pool, gym facilities and group classes. Or pop down to Butterfly Tennis Club or Zen Yoga (both even closer, at the foot of Camberwell Grove).

    Lettsom Gardens is popular with locals, as is Warwick Gardens. Ruskin, Brunswick, Peckham Rye and Burgess Parks are all fairly close too, plus Lucas Gardens and St. Giles Churchyard (The Crypt under the church hosts cool Friday jazz nights).

    A large Sainsbury’s store is close by on Dog Kennel Hill, by Dulwich Hamlet Football Club. And there’s a strong M&S Food Hall by East Dulwich Station.
