About this property

A double fronted, end of terrace family home with a good sized plot and potential to extend if required. The property is approached from the front garden into an entrance lobby with stairs to the first floor and doors to the lounge and dining room. The double aspect lounge open into a good sized conservatory that overlooks the gardens to the rear. The dining room faces the front and a leads through to the rear aspect kitchen. The kitchen is fitted with a range of base and wall units with work surfaces over and space for appliances. There is potential to open the kitchen and dining room together to create a more open plan space and a number of other houses in the area have done so.

On the first floor doors leads to the bedrooms, bathroom and separate WC. The bathroom is fitted with a white suite including corner bath and basin. There are three bedrooms. The two largest double bedrooms are at the front and both benefit from built in over stairs cupboards. The third bedroom overlooks the gardens and is a small double/large single room.

Outside, there is a pretty front garden with a selection of flowers and established shrubs. The rear garden is mainly laid to lawn with shrubs and a good sized patio area adjoining the house. There is a large shed/ work shop to the side and a second shed to the rear. Gated access leads to the Wellington Road. There is an area of parking adjoining the rear garden that has been used by the current owners for a number of years and is currently subject to a joint adverse possession claim by the owner and neighbouring properties. There is also scope for further off road parking in the rear garden via a dropped kerb.

The nearby area offers a range of facilities including a doctors, vet, a children’s nursery and play centre as well as The Caterham Arms, The Boundary public house and the Arc soft play and Bistro. In the wider area, Caterham on the Hill benefits from a selection of schools, a hospital, as well as a number of restaurants, takeaways and pubs. There are a good selection of local shops including a Tesco supermarket. There are leisure and fitness facilities on The Village and at the De Stafford sports centre whilst Caterham on the Hill is surrounded by miles of open countryside. The Surrey National golf course is a short walk away at the rear of the development.
