About this property
Private garden
Large and light three bedroom apartment, delivered over two floors and 1168 square feet, with its own generous rear garden (of over 50 feet, and which faces east with a twist of south) with direct access from the property and side access as well. A share of the building’s Freehold seals the deal.
The pleasing pad has been extensively and tastefully renovated by the current owners - beautifully and sensitively blending period features with modern upgrades and built-in storage. You’ll not need to lift a finger!
Laid over the two lower floors - with your entrance at raised ground floor level - your new home is one of just two flats within a tall, flat-fronted Victorian townie on one of Brockley Conservation Area’s principal streets; the top part of which connects with gorgeous Hilly Fields.
Parking is currently unrestricted on this and neighbouring streets. Walk just a few minutes to St Johns Station (eight minutes to London Bridge), and 15 to Brockley Station (with Overground in addition to regular rail services). And Brockley Market - a fun foodie affair which runs on Saturdays 10am-2pm - is but a three minute walk from your door.
You share a main front door and hall with one other property above yours. Your own front door sits to your left from the neat hall. Straight ahead here and you’ll find your supersized reception room to the front of the building. This is over 18 feet by over 13 feet, with cool custom-made storage (in the form of both shelving and cupboards), and stripped wooden floorboards which flow through to the large kitchen - which is over 13 feet by over 12 feet. This has has a smart central island/breakfast bar and lovely exposed brick detail.
Down the hall and a couple of stairs (stripped boards continuing to impress) and you’ll find your back door out to the garden. This is a private and mature affair with lawned and paved areas, and with a shed that’s staying.
Next you have a cute (windowed) guest w.c. Before you get to your bedroom and bathroom floor.
This floor hosts three bedrooms - all are large doubles. The ones to the front are over 13 feet by over 8 feet and over 13 feet by over 9 feet (both have sash windows). Your third bedroom is over 13 feet by over 12 feet, with built-in floor-to-ceiling wardrobes to the alcoves. Completing the tour, you have a full (windowed) bathroom with both bath and independent shower, and traditional-style sanitary ware and fittings.
We’ve mentioned your two closest stations. It is also an easy walk to New Cross, Lewisham and Deptford DLR stations. You’re well-placed for buses as well - with Lewisham Way at the foot of the street.
This is such a pretty, leafy, well-connected spot. You have a Brockley postcode (SE4) but you’re close to SE8, SE14 and SE13: You can enjoy all four therefore.
The Talbot pub is a popular and well-run local (their roast dinners and tacos particularly impress). Middleton coffee shop is a good tip for fantastic coffee, pastries, brunches and sourdough loaves). Meze Mangal (restaurant) and Kalimar (cafe) on Lewisham Way are also lovely.
Brockley has strong independent restaurants such as Mauby, Ellary’s and l'Oculto Cocina, and cocktail bars: Brickfields, Joyce, and you’ve got Brockley Brewery of course.
The Deptford High Street area - including Deptford Market Yard - is super trendy, with bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, The Watergate, Jars Bar and Yuzu. Deli X is nice for fresh loaves, simple lunches, coffee and posh deli items.
Central New Cross is close, with Goldsmiths Uni and Goldsmiths cca (contemporary art gallery, open to the public) plus nice pubs like The Rose Inn and The Amersham Arms.
Central Lewisham is handily close (just over half a mile) for mall shopping and markets and Glass Mill Leisure Centre (there is a monthly Sunday market here too).
Green space? Stroll to Hilly Fields in seven minutes, or walk about half an hour for Greenwich Royal Park. You’re also close to lovely Ladywell Fields.
