Rural yet not remote, secluded but not isolated, Treovis Farm Cottage dates back several centuries and was originally two separate cottages. It now stands as a charming and spacious home at the heart of a peaceful hamlet, elevated above the wooded River Lynher Valley. In more recent times, the property has been thoughtfully extended to offer light and airy accommodation with a warm and inviting atmosphere.
Owned by the current vendors since 2004, the property is set amidst beautifully maintained gardens that wrap around the home. A stable door leads into a welcoming tiled reception hallway, with a ground floor utility room/WC just off. The main lounge is particularly striking, featuring a granite, floor to ceiling fireplace with a clome oven and a multi fuel burning stove, creating a wonderfully cosy ambiance.
The adjacent dining room features exposed beams and ample space for a generously sized dining table. Double doors open to an aluminium framed glazed porch, which provides access to the outdoor areas. The study is light filled and offers an ideal space for home working. The dual aspect kitchen is fitted with solid maple units and includes an electric cooker with a built-in extractor fan.
Upstairs, there are three double bedrooms. The principal bedroom is dual aspect and benefits from into eaves storage, while bedroom two includes a built-in wardrobe. The family bathroom is fitted with a matching four piece suite, including a separate shower cubicle with a Mira electric shower. Additional features include oil fired central heating, UPVC double glazed windows, and a mix of lighting throughout, including recessed downlights and spotlights.
The property is approached via a private shared lane leading to a five bar gate, which opens onto a gravelled driveway with parking for two cars and the single garage with an up and over door. Attached to the house is the workshop, originally the garage, now fitted with power, lighting, and sink.
The gardens are a particular highlight, surrounding the property on all sides and offering an ever changing palette of colour throughout the seasons. Lovingly created and maintained by the current owners, the grounds include a patio with a pergola, a productive vegetable garden, a greenhouse, and established fruit trees. There is something for everyone, whether relaxing outdoors or enjoying the fruits of the land. Two original stone piggeries provide additional useful storage.
Treovis Farm Cottage stands proudly in a rural setting on the edge of Bodmin Moor, a designated area of outstanding natural beauty. The nearby village of Upton Cross offers many village amenities, including a shop and Post Office located within a Public House, a County Primary School, an active Village Hall as well as Sterts Theatre and a Car Repair Garage. The villages of Rilla Mill, Coads Green and North Hill can be found nearby, all of which offer many village facilities.
Further comprehensive shopping, commercial and recreational facilities are located in either Launceston (8.1 miles) or Liskeard which is approximately 7.6 miles. Liskeard has a mainline railway station providing access to the rest of the country. The continental ferryport and city of Plymouth is approximately 23 miles distant and has regular cross channel services to France and Spain. Excellent transport links can also be found in the cathedral city of Exeter by road, rail and air (Exeter International Airport) which is about 53 miles.
From Launceston Town Centre proceed along the A388 (Western Road) upon reaching Pennygillam Roundabout take the third exit signposted toward South Petherwin heading South on the B3254. Continue for approximately 6 miles passing through the village of South Petherwin and hamlets of Slipper Hill and Congdons Shop continuing straight ahead at the crossroads. Continue passing through Berrio Bridge and upon exiting Middlewood continue up the hill. After approximately half a mile take the second left hand turning signposted to Treovis and continue down this lane and bear left at the green where Treovis Farm Cottage will be identified 50 yards in front of you.
