Our Thoughts
This property is a real treat for anyone looking for a well-maintained home in a fantastic location. The layout is ideal, with everything you need on the ground floor, plus the flexibility of additional bedrooms upstairs. The views over the countryside are truly stunning, and the proximity to open fields makes it perfect for those who enjoy walking or simply appreciating nature. Willerby Shopping Park is just around the corner, offering convenience without compromising the peaceful surroundings. Homes in this area are always popular, and with next door recently sold, we expect this one to attract a lot of interest too.
Owner's Thoughts
Our parents lived here for several years and absolutely loved it. They retired here and enjoyed the easy access to the countryside for walks, as well as the convenience of willerby’s amenities. The nearby bus routes were always a big plus for them too. They took great pride in maintaining the property to a high standard, so it’s ready for its next chapter. We’ll be sad to see it go, but we know it will make a wonderful home for someone new.

What Contract Ready Means for You — the Buyer
When a seller is Contract Ready, it means all the key legal documents are prepared before a sale is agreed — so everything’s ready to go as soon as the offer is accepted.
This includes:
• Searches (already ordered and available)
• Proof of ownership and authority to sell
• Seller’s Property Information Forms (TA6, TA10)
• Draft contract of sale
Your solicitor receives the full legal pack within 24 hours, so they can get to work immediately.
⸻
How this helps you:
• Saves an average of 3–4 weeks in delays
• Reduces the number of enquiries going back and forth
• Speeds up the whole chain and gives you a stronger position
• Lowers the risk of the sale falling through
• Gives your solicitor the full picture from day one
The cost is £390, which includes the searches. In most cases, your solicitor will make an appropriate deduction from their own fee, so the actual cost to you is usually less than £200.
