About this property
This stylish 2 bedroom apartment is available as 'shared ownership'.
Shared ownership of a property (on this occasion an apartment), offers a more accessible route to homeownership, particularly for first-time buyers, as it allows you to purchase a share of a property while paying rent on the remaining portion owned by a housing association.
This significantly reduces the initial deposit and mortgage costs compared to buying a property outright.
Over time, you can increase your ownership share (it's called 'staircasing') and potentially end up owning the property outright.
With this development/flat in particular, you can start with buying a 25% share, as the current owners did - the current value now £70,000. Or you can also buy it fully for £280,000.
(Please note, you cannot make 'an offer' below the figures as they are set - the apartment having been professionally valued by a Surveyor)
The apartment itself
Situated on the sought after St Johns Development, this very stylish Two Bedroom Flat offers modern and contemporary living along with excellent access to Chelmsford City Centre, lots of local amenities, and transport links.
St Johns is a quiet and well-kept residential development built within the St Johns Hospital Conservation area off Wood Street, the town centre just over a mile away - an easy walk.
The property itself features a bright open-plan Living, Dining and Kitchen Area - the kitchen fully fitted with all the appliances built in or integrated within the contrasting grey and ? Kitchen units.
The Main Bedroom is generously sized and benefits from its own Ensuite Shower Room in addition to the main Bathroom too, and the second bedroom is also a 'double' in size and equally at home as a Home Office.
Additional features include full Gas Central Heating via radiators, upvc double glazed windows, a secure Entry System, Allocated Parking, and full access to the attractive communal grounds.
St Johns is well located near local shops (a large Tesco Supermarket is literally just a 4 minute walk away), excellent schools, and parks, and with Chelmsford Mainline Railway Station just a short distance away, offering direct trains to London Liverpool Street in 38 minutes.
This property is perfect for First Time Buyers or those seeking a low-maintenance home in a popular and convenient location and is all in all, a very well-presented and 'move-in-ready' flat, so an early viewing is highly recommended.

Shared ownership - A bit more info
How it works: You're both an owner and a tenant - you own your share but rent the part you don't own. (The scheme is aimed at people who can't afford to buy a whole property outright).
You start by buying a chunk of the property's value (like 25% or 50%) and pay rent on whatever's left. Over time, you can buy more shares - called "staircasing" - until you own the whole place.
Shared Ownership is mainly for first-time buyers who don't already own property, and you'll need to meet certain income requirements to qualify, eg your combined income must not exceed £80,000 per year.
With this particular flat, the full price is £280,000. 25% of that (the share price) is £70,000. So that's the part you 'own' and buy.
You then pay a subsided monthly rent on the other 75%. This is £396.68 per month.
Service charge
There is a Monthly Service Charge of £209.68
(Service charges typically cover the cost of maintaining and managing the communal areas and services within the building.
This can include things like building insurance, repairs, maintenance, cleaning of shared spaces and communal grounds and any lifts. Essentially, it's a contribution towards the upkeep and operation of the building as a whole, rather than just the individual flat.
The lease
The Lease is 125 years from 1st January 2017 - so 116 years remain.
Ground Rent is only payable if you own the flat outright.
Pets allowed
Some developments of flats don't allow pets. This one does.
