Welcome to Glyme House, Woodstock…

the town right on the very edge of the Cotswolds aonb which means (if you don’t know); Area of Outstanding Natural Beauty.

Kerb Appeal:

All estate agents love a house with kerb appeal and Glyme House – as you can see from the photo - has this in spades. Isn’t it gorgeous! Happily, it also has matching internal appeal or if you like, ‘wow factor’.

What you probably don’t know…

… is that this charming Georgian home was originally built for the Mayor of Woodstock himself in 1760(ish) on a slightly elevated position at such an angle so he could keep an eye on who was coming into (and presumably sneaking out of) his town. Big tall Georgian windows in every room, each one providing a perfect vantage point for the good Mayor as well as affording some lovely views across Blenheim Park!

Pictures really can paint a thousand words…

… and you can see from the photos that this home has undergone significant refurbishment in recent years with stylish interior design and meticulous updates throughout.

Ok, just quickly if I may…

…having glanced at the floorplan, you may feel there may not be quite enough space, hold that thought! Look at the photos of the basement, see those amazing brick lined barrelled ceilings. Now go back to the floorplan. There’s clearly a ton of potential here for extending the accommodation and happily, the current owners have done the hard yards and got the permissions, the designs, the full plans ready for you to see how you can add real space and value to this already stunning home!

Briefly…

…the living space is spread over four floors with a central staircase rising from basement to second floor - two rooms on each level either side. So far, so symmetrical, so Georgian.

Let’s start on the…

Ground Floor: And that big beautiful solid wood front door opening into the light and bright hallway. Door to the left; fabulous kitchen, door to the right; fabulous sitting room. It’s fair to say that the kitchen is as good as it looks and was designed by Naked Kitchens, people who know a thing or two about combining style with practicality. The sitting room is a lovely light room – those big tall Georgian sash windows both letting the light flood in whilst providing lovely views out over the garden and yes, there’s a woodburning stove and all the chimneys have been newly lined and swept.

First Floor: The landing with fabulous bathroom on one side and fabulous double bedroom (they’re all double bedrooms) on the other.

Second Floor: The landing with two double bedrooms, one either side with one room having its own shower room en-suite and a good size built-in wardrobe.

And then, we descend back down to…

….The Amazing Basement.

This really is an exciting space, A space where you can let your creative imagination run riot. The current permissions allow for a new kitchen /dining room in the basement with a large arched glazed door/window for light and a snug area at the back. This allows for further improvements to the rest of the house, all of which can be viewed from the ‘Key Facts For Buyers’ report which can be found in the photos section under ‘virtual tour’. It really is worth a look.

Let’s Go Outside…

… where again, in the lovely walled garden, the owners have been very busy planting pleached (if you know, you know) Holm Oaks around the perimeter which already are looking mature and provide effective screening. The whole garden is mainly lawned and completely enclosed so, great for leaving pets and children unattended – they’ll be perfectly safe.

Cars…

Importantly, the house has the benefit of a parking space (big enough for a Range Rover Evoque) and a garage. For guests, permit parking is available.

Woodstock

Google ‘Woodstock’ and you get; ‘Woodstock is a fine Georgian town located in the Oxfordshire Cotswold and has a distinct Royal heritage, containing many attractive period buildings: The 18th century Town Hall; the Church of St Mary Magdalene with its Norman doorway, early English windows and a musical clock, which plays tunes hourly’.

Which is a fair description but I would add that Woodstock has something a little more about it, something you can ‘feel’ as you drive through. It’s obvious from the clearly visible thriving town centre – artisan shops and cafes, useful shops, a great variety of smart restaurants and – as a friend of mine remarked the other day – some great pubs!

Oxford centre is a twenty minute drive and there are regular buses – see the ‘Key Facts for Buyers’ report. London commuters note; the station at Long Hanborough is an eight minute drive and the trains will get you into Paddington in just over an hour!

Schools;

you’re in Oxford, home to some of the best schools in the country. For more details, please refer to the Key Facts for Buyers Report.

Fun Stuff:

Well, you’re right next to Blenheim Palace and here’s a thing; residents of Woodstock get a free ‘Walking Pass’ to the grounds! Soho Farmhouse, if you’re that way inclined, is a 20 minute drive and if that sounds good, you’ll probably be pleased to know that Daylesford Organic is just thirty minutes away. And did I mention that you’re across the road from the Cotswold border?

And there we have it, Glyme House, Woodstock. Viewing highly recommended and I very much look forward to showing you around.
