Why did you buy this property?
We were first-time buyers with two young kids, so were really drawn to the property due to its peaceful and pleasant surroundings.
Directly beyond the garden lies a beautifully maintained park, featuring a newly built tennis court, a children’s playground, and ample green space—perfect for dog walking and outdoor activities.
Additionally, just across the road are two spacious fields that include another well-equipped playground, as well as the Coldharbour Adventure Playground - staffed by trained professionals with a safe and engaging environment tailored to toddlers and school aged kids.
The area also benefits from excellent transport links which was really important for us.
What features of this property appealed to you when you were buying?
The size and the location. The house was big enough for us to grow our family in, and it’s also right by a park and playground. The area is rich with things to do, like parks, great restaurants, nature trails, shops, and a lot more.
How is the internet speed in the property?
We have EE’s fastest available internet – which is up to 1GB. We just tested it and got 800-900MB download, which is definitely speedy!
Was the boiler changed in your ownership? If so, when?
Yes, we installed a Combi Boiler in 2019 (certificated as expected).
Since moving in, what is your favourite thing about living in your home?
Enjoying the home and the space we created. The kids had lots of room to run around and play when they were little. We all still enjoy hanging out in the garden together even though they’re now grown up. There’s also a real sense of calm - it’s quiet, with lovely neighbours all around, especially on the patio overlooking our pond and scenic park views.
What is your typical commute to work? How long does it take?
Our son’s daily commute involves a 30-minute train journey from New Eltham to Waterloo Station.
What are the best transport links locally and how long does it take to get to key landmarks?
New Eltham Station is just 0.6 miles (1km) door to door. For busses, the 314 between Eltham Station and New Addington is very helpful, the 162 between Eltham Station to Beckenham Junction is great for shopping, 160 Between Sidcup Station to Catford Bridge Station (Passes Queen Mary's Hospital in Sidcup). The house is also easy walking distance to bus stops for the 124,126,161,624,638,273.
