If you are looking for a home to move straight into… look no further, you’ve found it!

So... Out of all the options, why should you buy me?

Meticulously improved on over a happy 17 year stay by the lovely owners Renata & Antoni (who have added a personal message below) - no stone has been left unturned in making this traditional red brick 1950s house, into a modern home - fit for Renata & Antoni’s growing family.

The immediate eye catcher, is the stunning garden with patio, summerhouse, greenhouse, veg patch, external storage and side access - perfect for summer BBQs or a secluded work space.

It is effortlessly private, not at all overlooked at the rear (backing onto Coldharbour Leisure Centre green belt land), with a canopy over the patio making it ideal for all weather garden parties or a dip in the jacuzzi.

Being end-of-terrace (semi-detached), the garden can be accessed from both the rear and a side entrance leading in from the front garden - which also hosts a handy sheltered area for garden tools, bicycles or Antoni’s fishing gear as it is now!

Internally, the windows and electrics had fortunately been modernised by the previous owners, however Renata & Antoni did still have a fair amount to do in 2008, including full redecoration throughout and getting to work reconfiguring the ground floor layout to ensure they had two generous receptions and removing the front chimney breast (all of course certificated).

Adding the workshop and patio at the rear were essential for the couple too, as it really allowed them to use the garden as an additional reception whatever the forecast was saying.

The ground floor also features a WC (essential for guests, elderly or little ones) and a utility/larder off the kitchen for additional storage, to shut away the washer/dryer.

Upstairs the bedrooms are all doubles with a beautiful fully tiled family bathroom. The main bedroom is huge with space for a king size bed and fitted storage, the second bedroom also has fitted storage and currently kitted out with a nice desk space & the third double currently works as a guest bedroom.

Up until recently, the bedrooms were ideal for growing kids, but now with their daughter having flown the nest, and their son soon to follow – this makes up the main reason for sale. To downsize into something a little more sensible for just the two of them.

Early viewing is advised to avoid fomo!

Much more personal info from Renata & Antoni (the owners):

Why did you buy this property?

We were first-time buyers with two young kids, so were really drawn to the property due to its peaceful and pleasant surroundings.

Directly beyond the garden lies a beautifully maintained park, featuring a newly built tennis court, a children’s playground, and ample green space—perfect for dog walking and outdoor activities.

Additionally, just across the road are two spacious fields that include another well-equipped playground, as well as the Coldharbour Adventure Playground - staffed by trained professionals with a safe and engaging environment tailored to toddlers and school aged kids.

The area also benefits from excellent transport links which was really important for us.

What features of this property appealed to you when you were buying?

The size and the location. The house was big enough for us to grow our family in, and it’s also right by a park and playground. The area is rich with things to do, like parks, great restaurants, nature trails, shops, and a lot more.

How is the internet speed in the property?

We have EE’s fastest available internet – which is up to 1GB. We just tested it and got 800-900MB download, which is definitely speedy!

Was the boiler changed in your ownership? If so, when?

Yes, we installed a Combi Boiler in 2019 (certificated as expected).

Since moving in, what is your favourite thing about living in your home?

Enjoying the home and the space we created. The kids had lots of room to run around and play when they were little. We all still enjoy hanging out in the garden together even though they’re now grown up. There’s also a real sense of calm - it’s quiet, with lovely neighbours all around, especially on the patio overlooking our pond and scenic park views.

What is your typical commute to work? How long does it take?

Our son’s daily commute involves a 30-minute train journey from New Eltham to Waterloo Station.

What are the best transport links locally and how long does it take to get to key landmarks?

New Eltham Station is just 0.6 miles (1km) door to door. For busses, the 314 between Eltham Station and New Addington is very helpful, the 162 between Eltham Station to Beckenham Junction is great for shopping, 160 Between Sidcup Station to Catford Bridge Station (Passes Queen Mary's Hospital in Sidcup). The house is also easy walking distance to bus stops for the 124,126,161,624,638,273.

*Note all travel times were confirmed on GoogleMaps but you should check all times directly.

Is there any lovely feature you would otherwise like to share?

We’re sad to be leaving... But understand it’s how these things go, so we hope you really like it!
