Step inside
The beautiful light begins in the hallway, where it plays on the warm-toned neutral walls. You’ll notice a high ceiling with decorative corbels and a glass pendant. There is a showstopping cast-iron floor-standing radiator and space for coats. The sanded and refurbished original floorboards flow from here into the dual-aspect double reception space to your right.
Lit by a tall bay to the front and a glazed door to the garden at the rear, this versatile space can be split into two separate rooms thanks to almost full-height wooden conjoining doors. Walls painted in Little Greene’s Stock 37 emphasise the intricately coved high ceilings, while the roses feature a pair of ribbed glass pendant lights. There are two handsome original fireplaces with tiled surrounds and black hearths. The one to the front is fully functional and is flanked by bespoke cupboards and shelves. You’ll also find a pair of floor-standing cast-iron radiators for extra cosiness in winter.
Returning to the hallway, you’ll pass a handy understairs storage cupboard to arrive at the dining kitchen. It is bathed in amazing light from two separate bay windows and a glazed door, all offering leafy views to the garden. Exquisite handmade solid tulip wood cabinetry by Rainbows Kitchens is finished in Arsenic by Farrow & Ball and includes brass cup handles and soft-close drawers. The cabinetry contrasts nicely with walls painted in Farrow & Ball’s Setting Plaster, the solid marble countertop and pink marble chequerboard floor tiles by Mandarin Stone.
Further design-led touches include brass wall lights by Pooky, a pair of glass cupola fittings in the bays, a cast-iron radiator and a deep butler-style ceramic sink with traditional-style brass mixer tap. There is an integrated Whirlpool dishwasher, Beko fridge-freezer and a Ciarra steel overhead extractor; along with space for a range oven. The current owners’ new range oven, which comes with a two-year warranty, could potentially be negotiated as part of the sale.
Head upstairs via the staircase, with its spindles and treads in Little Greene’s Stock 37. It’s fitted with a jute herringbone runner, smartly trimmed in black. The restored original floorboards seen downstairs begin again on the landing and run into all three bedrooms on this floor.
The spacious primary bedroom runs the full width of the front of the house, with more wonderful light flooding in through restored wooden sash and bay windows. The soft peach walls rise to a high ceiling, with rose and original cornicing. There’s a glass pendant fitting and cast-iron radiator with intricate detailing.

Moving towards the rear of the house, the family bathroom echoes the colour scheme used downstairs. The same gorgeous Mandarin Stone pink marble chequerboard floor tiles have been paired with marble wall tiles and paintwork in Farrow & Ball’s Setting Plaster. Sanitaryware by Burlington includes a freestanding bath with clawed feet, a traditional close-coupled loo, and a wide basin with brass stand. Brass tapware, shower rail, and pendant and wall lights add to the luxe look, while another beautifully detailed cast-iron radiator completes the elegant scheme.
The third double bedroom looks out to the garden through a wide bay window. It's another great-sized space with white walls and restored original floorboards. There’s also a cast-iron radiator and pendant fitting.
Returning to the landing, a second staircase laid with herringbone jute carpet takes you to the second floor. This floor is fully carpeted to match the staircase. Peaceful and light, with pale-blue walls, this dual-aspect space is lit by a rear window and front-facing Velux and includes plenty of bespoke inbuilt storage as well as access to further storage in the eaves.
A door leads to a private ensuite. It has a grey tiled floor and white wall tiles, a shower, a close-coupled loo and a wall-hung basin—all lit by a further Velux window.
Outdoors
The mature south-facing garden extends 30 feet and enjoys glorious sunshine all day. The patio was laid with London stock bricks last year and leads to a grassy lawn bordered by sleeper-edged beds. getting around
Leytonstone High Road (Suffragette line—Gospel Oak to Barking Riverside) is just a four-minute walk and provides a fast link to Walthamstow. Meanwhile, Central line services run from Leytonstone tube (nine minutes), where it’s one stop to Leyton. You’re also only a 20 minute walk from the delights of Leyton’s popular Francis Road. The Elizabeth line from Forest Gate, which is reachable by foot in 20 minutes, will take you to Stratford in four minutes, Bond Street in 21 minutes, and London Paddington in 25 minutes. Additionally, the 257 and W14 bus routes stop conveniently at the end of the road.
In the neighbourhood
Set in Leytonstone and within striking distance of Forest Gate, Ferndale Road offers the best of both neighbourhoods.
The house is perfectly located for a ramble around Wanstead Flats (at the end of the road), Bush Wood and Jubilee Pond—wonderful, wild outdoor spaces, whatever the season. Wanstead Flats is a popular spot for picnics, local games and recreational sports, especially during weekends, and hosts a park run every Saturday. Local sellers recommend the Flat Out group training sessions there weekly. From here, you can walk to Bush Wood (in around five minutes) and the entrance to Wanstead Park (about 15 minutes), which are both beautiful, leafy havens. With the Olympic Park, canals, and Hackney Marshes a short distance away, there's plenty more to explore on your doorstep.
In Leytonstone, the current owners particularly recommend Back to Ours for coffee, which is part of the Good Shepherd Studios—a community cultural space with creative arts, Pilates, children’s events and a community garden. They also recommend heading to the Red Lion or The Birds for a drink or Continental Food Store for essentials. Other local favourites include Homies on Donkeys, Leytonstone Tavern, Panda Dim Sum, Filly Brook, Bocca Bocca, Yard Sale Pizza, and Mum Likes Thai Food, as well as Studio M Pilates (a stone’s throw away in the arches of the Overground station), and The Pastures Youth Centre for sports. A branch of M&S Food is also set to open locally soon.
A short walk across Wanstead Flats, Forest Gate also has a thriving food and drink scene, including excellent food and wine at Joyau, beer at Pretty Decent Beer Co and coffee at Tamping Grounds. The Holly Tree and Wanstead Tap are lively and friendly local pubs, as is The Rookwood Village pub with its stylish interior, deck, and electronic darts. Additionally, The Can Club is a lovely café for children and parents.
Schools
Local schools rated ‘Outstanding’ by Ofsted include Davies Lane Primary (on the next road—four minutes’ walk) and Acacia Nursery School (10 minutes). George Tomlinson Primary is also rated ‘Good’ (seven minutes). Connaught School for Girls and Buxton Secondary are rated ‘Good’ by Ofsted, and both are around 15 minutes on foot.
