A fine country house with Grade II Listed status, four bedrooms, beautiful gardens, and extensive grounds, in the rural village of Snarford.

Description
The Manor House is an attractive Grade II Listed property, set in a peaceful rural position between Lincoln and Market Rasen, surrounded by beautiful Lincolnshire countryside. Dating from the mid 17th century with some 19th century additions, the property features splendid limestone elevations outside, while inside there are exposed timber beams and a wealth of character features, alongside attractive contemporary décor, and styling.

The ground floor has three airy, well-presented reception rooms including the main reception, with its large bay window, original wooden shutters, wooden flooring and a wood burning stove. There is also a formal dining room with flagstone flooring, painted overhead beams, open fireplace, and a dual aspect, including two tall sash windows welcoming plenty of natural light and original wooden shutters. Towards the rear, the kitchen features farmhouse-style fitted units, a central island, and a Marshall oil fired range cooker, while the generous sitting room provides further space in which to relax, with its exposed timber ceiling eaves, brick flooring and exposed brick bread oven and wood burning stove.

Three staircases lead to the first floor accommodation, which includes four well-presented double bedrooms. These include the principal bedroom, which has a dressing room with fitted storage, and an en suite bathroom with a bathtub and a separate shower. One further bedroom has an en suite shower room, while there is also a family bathroom with Jack and Jill access from one of the bedrooms. Stairs continue to the attic, which provides plenty of storage or could be converted into further living accommodation.

At the entrance to the property, a gravel driveway leads through the gardens to ample parking in front of the house. There is also access to a detached outbuilding for garden storage and stabling. The gardens and grounds include rolling lawns dotted with established shrubs and mature hedgerows, as well as a large patio to the side for al fresco dining, bordered by colourful heritage roses and fruit trees plus other flowering perennials. There is a further patio at the rear, as well as a raised lawn and a Wendy house, while the gardens also include a sunken trampoline and outdoor lightening. Beyond the gardens, the grounds include fenced fields and paddocks.
