About this property
A rare opportunity to obtain a 3½ acre (approx.) sloping block of deciduous Woodland (replanted some 30 years ago) with minor roadside frontage and access on the Southern aspect, with communal footpath being the boundary on the Eastern aspect and further option to purchase a bounding roadside plot of amenity land (separately owned) on the Northern aspect, which would then benefit of further roadside access to the woodland.
Situation: Grid Ref: SN357 – 378
The woodland lies alongside the minor district road, leading from the centre of the large village of Drefach Felindre (1/4 mile) towards the rural hamlet of Penboyr (3/4mile). Drefach has a number of everyday amenities including primary School, grocery, hall, chip shop, sub-post, public homes, places of worship and is home to the Welsh National Woollen Mill Museum. The market Town of Newcastle Emlyn is some 4 ½ miles distant and has a larger array of facilities.
Viewing: At any convenient time with a copy of these particulars. Access off from the roadside path entrance on the Penboyr road, (see For Sale Board).
(See separate Sales details for optional plot of land).
Directions: From the village square in Drefach Felindre, go over the small bridge by the primary School towards Cwmpengraig. Bear left onto the next left hand (wide) junction and then climb up the hill for Penboyr. The woodland will be on the left hand side on the way up before you get to the right hand bend with our ‘For Sale’ board erected.
Alternatively, you can turn left for Penboyr instead of climbing up the hill. Carry on for a short distance, to a lay bye opposite a field below the woodland, and go over the stile and along the footpath which climbs up through the wood, which will be all on the right hand side of the path, Services: No services on site.
Description: A sloping block of hardwood species woods, planted some 30 years ago, we’re verbally advised and including Oak, Ash, Holly, Cherry, Beech and Sycamore. We note that several of the Ash trees have succumbed to the Ash Dieback disease and ideally need removing so replanting works can be carried out. The boundary on the Eastern aspect is the local communal path, which winds down to the field on the bottom. It is a matter for the successful purchaser should he wish, to fence off the woodland from the path.
As noted, there is a bounding plot of level amenity land located on the Northern end, (separately owned and provides extra opportunities (if purchased) to have additional roadside access to the woodland. This plot is level and would provide ideal parking/storage for the woodland, if so required. Please see separate Sales Particulars for Full Details.
