A spacious family home surrounded by glorious countryside in a rural setting just two miles from Wootton-under-Edge.

Description
Neathwood House has a superb rural setting, enjoying splendid isolation amongst a handful of farms, yet one mile from civilisation in either Wickwar or Kingswood – both sought-after villages. The house is centrally positioned within an attractive and established plot of about 0.78 acres, set well back from the road while enjoying sweeping country views from its elevated position. The house was built in 1937 and instances of its original character can be seen in the exposed beams, wood floors and timber window details. A number of improvements have been made, including converting the garage into an additional reception room, a new kitchen in 2019 and cosmetic redecoration, though it remains largely a blank canvas and poses a fabulous opportunity for renovation.

The house is wonderfully spacious with generously sized rooms over the first and second floors. Downstairs, three reception rooms provide flexibility for entertaining or family life. In the heart of the house there is a stylish farmhouse-style kitchen with a walk-in pantry, utility room and excellent storage. Upstairs there are four good-size double bedrooms and a shower room.

Outside
The house is nestled within attractive countryside, surrounded by fields and farmland. The approach is via a gated driveway accessed via an electric gate with intercom and a cattle grid. A pedestrian gate to the side permits access on foot, for ease of access to the many footpaths that surround the property. The driveway sweeps up to the house through mature gardens, including a variety of specimen trees, to a generous parking area to the front of the house and a detached double car port. The gardens are enclosed on all sides by mature hedging and wrap around the house, providing lovely views from all of the windows onto the landscaped lawns, borders and flowerbeds. A number of paved areas provide space for outdoor dining and there is both a shed and a summerhouse for storage.

Location
The property is situated about one mile equidistant from the village of Kingswood, with limited amenities, and Wickwar, a larger village, in South Gloucestershire. The historic village of Wickwar has many amenities including a convenience store, a public house, popular tea shop and a village hall. Wickwar is an active community with many local recreational clubs. A wider range of shops and amenities can be found in Chipping Sodbury (6.1 miles) and Wotton-under-Edge (2.3 miles).

High speed train links to London Paddington are offered from both Bristol Parkway (13 miles, 90 minutes) and Kemble (20 miles, 75 minutes). In addition, this area offers a range of outdoor pursuits including excellent bridle paths and nature trails in the local vicinity as well as Bath and Cheltenham racecourses, generous golfing facilities including both Bristol and Chipping Sodbury, and equitation.

Education provision is exceptional in the area with Alexander Hosea Primary about two miles away and Katherine Lady Berkeley Secondary School 1.3 miles away, serviced by dedicated school bus. In addition, independent education can be accessed via nearby Tockington Manor and of course access to Bristol Central independent schools.
