Welcome to 21 Clarence Road
This house was built in the mid 1930s. Our parents purchased it in 1980 and extended it to increase the size of the kitchen and add a downstairs shower room and a back porch. The existing garage was replaced with a new one in 2011. We inherited the house on our fathers passing.
In 2022 it was offered for sale, without success. We therefore decided to renovate the property before putting it on the market again. We commissioned a structural survey by a local firm of Chartered Building Surveyors. We then instructed the surveyors to specify the required renovation work, invite local builders to submit tenders and supervise the ensuing work throughout. The work, which commenced in November 2023, was specifically tailored to rectify potential structural issues.
In order to offer the property for sale in a state that was not only structurally sound but also tidy and attractive, we also asked the builder to fit a new kitchen, redecorate and provide new floor coverings.
Specifically, the work done was:
Roof:
Recovered the roof, providing new slates, battens and membrane layer.
Repaired the mortar flaunching and repointed the chimney as necessary.
Installed cowls to the chimney pots.
Provided lateral restraints to roof and joists.
Provided additional support to the chimney stack.
Walls:
Repointed masonry as necessary.
Replaced spalled brickwork as necessary.
Replaced lintels over openings on the south gable.
Replaced corroded wall ties.
Replaced rainwater fittings as necessary.
Installed a new soil stack.
Doors & windows:
Replaced the front door.
Raised the kitchen window sill to accommodate a longer worktop and more base units.
Replaced the kitchen and dining room windows.
Inside:
Installed a new kitchen.
Replaced the radiators.
Redecorated throughout.
Renewed the carpets/vinyl throughout.
The total cost of this work was in excess of £70,000. Our aim with this renovation has been to present a comfortable home which is ready to move into. We hope you like it.
