Less than 10 minutes stroll away is the very popular local pub, The Hunter's Rest; both Clutton Primary School and the corner shop can be reached on foot within 25 minutes and there are endless country walks and cycle paths available on your doorstep. Despite its stunning rural location, the village is equidistant from Bath and Bristol, each of which are a short 20 minute drive and the A37, A39 and M5 are all within quick and easy reach.

The cottage has a pretty frontage with manageable garden complete with small pond. Walking up the garden path and through the front door, you are greeted by an inviting and handy entrance hall which leads into the lounge area. The lounge is spacious, with a recently installed wood burning stove set into a large stone fireplace. Large alcoves sit to each side, perfect for conversion into bookcases. Through the lounge is the well presented kitchen with wonderful views over the hills beyond.

Up the first set of stairs is the family bathroom, complete with bath and shower, and good sized double bedroom which together with the sizeable master bedroom above, boast majoestic views of the Mendip hills all the way across to the historic city of Wells.

On the third floor is a landing, the perfect reading nook, which leads on to the 2nd bedroom and the bright and airy, double-windowed master bedroom which can easily fit a king sized bed.

Outside, aside from the fantastic views!, there is off-street parking for two vehicles.

The location
