Owners Insight

"Our late Uncle purchased 18 Rozel in 1972 and we believe that he was the second owner of the flat. Property was a great interest of his and No.18, with its excellent position and having the extra bedroom, that he used as a dining room, was a much loved second home for 53 years. As children we enjoyed many holidays with our parents and we were also fortunate to be able to use the flat with our own families as well.

Coming back to the property, as we prepared it for sale, has brought back many happy memories of our much loved Uncle and the sunshine filled holidays spent at Rozel. The flat is pretty much as it was in 1972, although the bathroom was replaced some years ago and, what was the original cloakroom, is now a useful en-suite. We will never forget the amazing sea view from the picture window.

Clearly it could now do with some up-dating but any money invested here will be well spent if it gives the new owner anything like the happiness our Uncle had here."

Step Inside

A covered gentle stepped approach leads to the secure communal entrance, with the apartment situated on the entrance level. A private front door opens to the entrance vestibule with storage cupboards and privacy screening from the sitting/dining room. A striking room featuring a picture window encapsulating the exceptional views over the surrounding area to the sea at Tor Bay. Two sets of French doors link the principal room and the private sun terrace. Inner hall with airing cupboard housing the lagged cylinder and further storage. The kitchen, we believe to be original from when constructed circa 1962, features picture windows taking full advantage of the outstanding views beyond the private terrace to the sea.

Bedrooms & Bathrooms

Bedroom 1 is currently utilised as a dining room with fitted storage, facing the beautiful southerly aspect with direct access to the private terrace. Bedrooms 2 and 3 are both double bedrooms, having fitted wardrobes and outlooks toward the front approach. Bedroom 3 benefits from an en-suite shower room with natural light. Family bathroom with white suite, fully tiled walls and floor and obscure glazed window.

Step Outside

The private paved terrace is a particular attribute, facing southerly with panoramic views of Tor Bay and the surrounding tree lined area. To the southerly elevation is also a communal garden for the residents enjoyment, arranged in tiers and mainly laid to lawn with mature hedging and shrubs. To the approach off Middle Lincombe Road is a private garage (no 7) situated in the block directly opposite the apartment.
