The planning application PA16/02329 was granted in July 2016 for the construction of a single, two-storey detached dwelling. Since acquiring the site in 2017, the seller has commenced with the foundation works. A major part of the excavation and structural piling has been completed. The planning predates cil. In March 2018 there was an approved amendment (PA18/02301) "for removal of the light turret, amendment to the position on the roof lights, the removal of the steel grille in front of the external door and changing the French doors on the lower ground floor to two windows".

The neighbouring properties, Numbers 1,2 and 3 Fountain Cottages have a pedestrian right of way across the north-eastern boundary.

Location - The consented site is located between Smithick Hill and Market Street. The site has pedestrian access only.
