Dating originally from the late 16th or early 17th century, the property has a gorgeous setting amidst completely unspoilt and gently rolling farmland and overlooking the junction of two little used country lanes. It was once the centre of a thriving dairy farm that continued as a working farm until the latter part of the last century, by when it had fallen into a state of disrepair. It was completely refurbished 20 years ago before being bought by the current owners three years later. Grade II listed and described as “a good example of a traditional Somerset farmhouse” by Historic England, Yew Tree Farm has been altered and extended over the centuries and today is a fantastic family home that is full of character at every turn. It is built of local Blue Lias limestone with Ham stone copings and has a plain clay tile roof, with its most recent 20th century extension at the rear of the house undertaken entirely sympathetically. The original interior was built to a three-room plan with a through passage and this has been retained over time along with many original architectural fittings. These include several fireplaces, flagstone and timber floors including in one of the bedrooms, which has wide elm floorboards, dado-height panelling in the hall, a window seat in the dining room plus stout chamfered beams and ceiling timbers throughout much of the ground floor. In all there are four reception rooms on the ground floor plus a fully fitted, good-sized kitchen/breakfast room at the back of the house, which is fitted with a two-oven oil fired aga plus electric & bottled gas-fired aga Companion and has a side seating area and pantry cupboard. It also has, along with the rear hall and drawing room, French windows opening onto the rear terrace, creating a fantastic entertainment space that combines the house and garden in fine weather. Upstairs there are a total of five bedrooms off a long, L-shaped landing all with far-reaching views out over the surrounding countryside. Four of these are good double bedrooms and the fifth is a generous single bedroom that is ideal for children in bunk beds. The principal has an ensuite, walk-through dressing room leading to an ensuite bath and shower room, with the remaining bedrooms sharing the family bath and shower room on the first floor and the downstairs bathroom.
A short distance behind and to one side of the main house is a converted period barn, known as Rookery Barn. The design provides for mutual privacy between the two buildings and cleverly encompasses a two car carport plus a completely self-contained annexe a large, light and airy living room with a fully fitted kitchen area in one corner alongside a side dining area plus three bedrooms, one of which is on the ground floor, and two bathrooms, one of which is ensuite. The living room faces out onto the garden and has its own paved terrace screened by an evergreen hedge.
Immediately adjacent to Rookery Barn is an extensive gravelled parking area, where there is space for several vehicles including a horsebox. Arranged along two sides of the parking area are a three-bay Dutch barn and a further period barn that backs onto the first of two paddocks. The barn currently encompasses a loose box at one end and a feed store at the other, with the central area between serving as a field shelter for the paddock. Attached to its rear is a former milking parlour. The house is approached off the passing lane via a short driveway that opens out onto the parking area. To one side is an area of garden immediately in front of the house, which is bound by a low dry stone wall. The main part of the garden extends out from the paved terrace at the back of the house. It is completely private and designed to be simple to maintain as it contains an upward sloping lawn, a well, hedging and trees. At the far end beyond the garden is a small paddock with its own field shelter.
Yew Tree Farm is situated on the edge of the small village of Low Ham, which is a friendly community with a Grade I listed parish church and is surrounded by unspoilt, gently rolling countryside. The neighbouring village of Pitney, which is only about a five-minute drive away, has a pub (The Halfway House camra Pub of the Year2023) along with two farm shops just outside the village. The nearby, small towns of Somerton and Langport can both meet most day-to-day needs with a wide and eclectic mix of shops and local businesses in each. These include a choice of supermarkets, gp, dental and veterinary surgeries and the superb Kelways Plants garden nursery (see & www.langportlife). In addition, there are good transport links nearby. The train stations at Castle Cary and Yeovil Junction have direct services to Paddington (90 minutes) and Waterloo (2.25 hours) respectively and Bristol and Exeter airports are both within an hour's drive. The wider local area also offers a good choice of popular independent and state schools for children of all ages. This includes two primary schools with a three-mile radius plus Hazelgrove, Kings Bruton, Millfield, the Taunton schools from the independent sector and the local Huish Episcopi Academy in Langport for state secondary education.
