The kitchen has wood effect flooring and there is a large, 8 hob gas range cooker with an extractor hood over, double oven, grill and warming drawer. There is a large window with far reaching views to the rear garden and overlooking the pool. The patio area to the rear of the property is accessed either via the large sliding doors of the cosy sitting room or the utility room . There is also a side gate from the front garden which leads into the rear garden. The kidney shaped outdoor pool is currently unheated but was formerly heated by solar panels, now removed, which could be reinstated if required. The patio has a stone built barbeque and ample space for a large table and chairs. The surrounding garden is well stocked with mature shrubs and trees including fruit trees. In the garden there are 2 large workshops and a potting shed.
At the bottom of the garden, a gate leads into 0.83 acre paddock . The former stables have been converted into a workshop and used for storage but could be converted back into a stable .
Location
Located on the borders of Coalpit Heath in South Gloucestershire. The village itself contains three pubs, one post office and a highly regarded 27 hole Golf Course, know as The Kendleshire. The village also includes St.Saviours parish church, and a local primary school, The Manor C of E.
Being a small hamlet, Ram Hill does not have its own community facilities although social facilities are available at Coalpit Heath Cricket Club in Serridge Lane, formerly known as Church Leaze, with well over 100 years of history. Social and recreational facilities are provided at Henfield Village Hall, fishing at Bitterwell Lake, which is set just across the field from the house and the Newman Field amenity area in the adjoining hamlet of Henfield. The whole area is well served with footpaths and cycle ways.
For regular commuters there is swift access to the M32 and the area is equally popular with those working in both Bath and Bristol.
