The main house enjoys a stunning kitchen/dining room, a study, a large lounge, 3 well-proportioned bedrooms, a family bathroom and en-suite to the primary, a generously sized plot, secure driveway parking for multiple vehicles, and a versatile detached double garage with water and power.

This stunning detached property enjoys excellent kerb appeal, with an attractive and beautifully presented frontage, well-kempt front gardens, borders and beds of pretty plants, mature trees and shrubs, access to the side of the house, access through to the self-contained annexe, and a massive gravel driveway. Upon stepping inside the main house, the entrance hallway is wide, bright and welcoming, enjoying windows to a front aspect, gloss tiled flooring, inset lighting, lots of room for furniture, stairs to the first floor, and doors through to the downstairs living space, including a large study, and a cloakroom WC.

The kitchen/breakfast room is a truly lovely space, benefiting from a window and double French doors out onto a garden terrace, Velux windows, a range of modern base and wall units, composite worktops, a breakfast bar, gloss tiled flooring, splashbacks, inset, pendant and under-cabinet lighting, an integrated double oven, a dishwasher and a hob, and space for a large dining setting, an American fridge/freezer and storage furniture.

The lounge is equally an exceptionally large space, benefiting from windows to a front and side aspect, a feature fireplace, carpets, pendant and feature lighting, an integrated entertainment unit, and vast amounts of space for lounge and storage furniture.

Upstairs to the first floor, this stunning home continues to offer impressive accommodation, with 3 well-proportioned bedrooms, integrated storage/wardrobes, and a family bathroom, comprising a bath, a shower, a WC and a hand wash basin. The primary bedroom is particularly generous and enjoys its own en-suite, with a shower, WC and sink.

Inside the self-contained annexe, its dedicated entrance hallway is a very good size, opening up into a large kitchen/dining room, with a wide range of base and wall units, integrated appliances, space for dining and seating, and access to a cloakroom WC. The lounge is incredibly spacious, enjoying double French doors to the rear garden, a Velux window, plush carpets, stairs to the first floor, and room for furniture. There are 2 double bedrooms upstairs, lots of integrated storage, and a shared bathroom, comprising a bath, a WC and sink.

Outside, to the rear, the gardens have been incredibly well-cared-for, fully enclosed by fencing, and offering multiple areas of interest or places to sit and enjoy the sunny weather. The annexe even has its own private garden, as well as a patio. The garden to the main house is laid mainly to lawn, with further large patio areas providing room for garden furniture, cooking meals al fresco and entertaining guests. There are stunning borders of established plants, trees, flowers and shrubs, numerous vegetable patches, access to various sheds and a greenhouse, space for a hot tub (current hot tub could potentially be sold with the house subject to negotiations), and plenty of scope for new owners to put their own touches on things.

Location - Fordham
Fordham is a pretty parish village situated in rural Cambridgeshire, 4 miles north of Newmarket and close to the settlements of Soham, Burwell, Isleham, Mildenhall and Chippenham. It is also 17 miles from the city of Cambridge and 19 miles from Bury St Edmunds.

Fordham enjoys a rich heritage and has been discovered to be occupied for several thousand years after Early Bronze Age and Iron Age weapons and tools were found. The parish church of St Peter & St Mary Magdalene is a Grade I listed building dating back to the 12th Century and is noted for its fine and unusual 14th Century north chapel, with an upper floor and undercroft. The church continues to have regular services and activities for all ages.

The Chequers and The White Pheasant are two excellent pubs/restaurants in Fordham that offer food and drinks in comfortable and friendly settings. There are many shops and amenities, including a Primary School which feeds into Soham Village College, a convenience store, a butchers, a garden centre, a service station, a recreational ground, a fish and chip shop, post office, and a regular carboot sale.

The village’s proximity to Newmarket means residents have access to the town’s many other amenities, such as the train station offering regular services to both Cambridge, London Kings Cross and Ipswich. The A11 and A14 are also very easily accessible and provide access to Cambridge and Bury St Edmunds in less than 30 minutes.

If you’re looking to purchase in the area, we highly recommend giving this lovely village a visit!
