Tucked away with its pretty cottage-style frontage and a wonderfully secluded rear garden, this charming two bedroom home is full of character—and ripe with potential to extend (STPP). You’re right in the heart of Walthamstow Village here, with peaceful surroundings and some of the area’s top independent restaurants, gastropubs and cafes practically on your doorstep. Walthamstow Central is just a short walk away too, putting the West End or City within super quick reach thanks to the Victoria line and Overground. It’s also being sold chain-free.
If you lived here...
Beyond that lovely frontage, your reception room is both stylish and welcoming, with smart flooring underfoot, soft neutral tones, and a beautiful period fireplace taking centre stage. Step through into the kitchen and you’ll find the same classic finish—neat cabinetry, rustic-style flooring, and plenty of charm. There’s a separate utility area just beyond, while the bathroom continues the contemporary feel with an over-tub shower and built-in storage.
Upstairs, both bedrooms are doubles, immaculately finished and full of light. And then there’s that lovely garden at the rear—thanks to mature planting and lush greenery, it feels wonderfully private, with a decked patio that makes the whole space feel extra special.
As for the area, you only have to step out on Eden Road during one of the local events such as the annual Walthamstow Village Jumble Trail to see what a fantastic community it has. Although the street is in the heart of Walthamstow Village, it has a feeling of seclusion thanks to the positioning of the square at the north end (an excellent place to sit with a coffee and people watch).
The ultra-friendly Castle gastro-pub, where a pianist plays every Friday, is a short hop, while slightly further you’ll find fellow gastro-pub The Queens Arms, as well as the award-winning store Eat 17, poke bowl specialist Peeld, top-rated chippy Orford’s Fish & Chips and boutique Word Store to name but a few.
Walthamstow Village is packed with history and you’ll love having iconic landmarks such as the 15-Century Ancient House nearby. On the way you’ll pass the much-loved Nags Head, as well as the access point to the unique Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as Malt Haus, Pillars and gin palace Mother’s Ruin. There’s so much to explore, so prepare to be busy.
What else?
- Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Lloyd Park, which houses the William Morris Gallery, is 15 minutes north, the recently launched Fellowship Square, with its impressive fountains, is in the same area, while Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, the convenient chains found in the 17&Central shopping centre and Forest Cinema.
- Hoe Street also has some fantastic amenities, with the Soho Theatre Walthamstow bringing world class entertainment to the borough.

A word from the owner.....
"We truly loved living at 13 Eden Road—it's been our home for nearly six years, and we feel incredibly lucky to have experienced life right in the heart of Walthamstow Village. The location is second to none. Just steps from our front door are some of our favourite spots: The Queens Arms, the Nags Head, and the legendary Posh Spar—all part of what makes the Village so special. What made this home even more magical was the garden. It's peaceful, leafy, and surprisingly spacious—a proper retreat from the city. We spent countless mornings with coffee on the decking and many summer evenings dining outside or simply soaking up the calm. The spare room overlooks the garden too, and it’s always been a peaceful spot—ideal for guests or working from home. We loved being able to walk to Walthamstow Central for the Victoria Line, which made getting into central London incredibly easy. At the same time, we were minutes from nature—the Epping Forest cycling trails, the Wetlands, and the beautiful William Morris Gallery in Lloyd Park became regular weekend haunts. The Village itself is like a little world of its own—full of character, with fantastic neighbours, and a real sense of community. It’s a place where you’ll always bump into someone you know, or find a new café or shop tucked away. Leaving 13 Eden Road hasn’t been easy. It’s been a joyful, grounding, and special place for us—but we’re starting a new chapter in Ireland, and we’re excited for someone new to fall in love with this home just like we did."
