They have made vast improvements over the years and it now offers 2859 Sq. Ft of versatile and adaptable accommodation that is beautifully presented throughout. It has pleasant views across adjoining fields (owned by the Woodland Trust). The large and level lawned gardens are private, south west facing, and the range of garages and outbuildings total 816 Sq.Ft. Enjoy a superb lifestyle in a fabulous property.
A large triple aspect drawing room, with woodburning stove has double doors to a rear patio and views of the gardens. There is a formal dining room which in turn leads through to a farmhouse style kitchen. Fitted with a central island and breakfast bar, plus a wide range of units with integral dishwasher, Leisure Range cooker and large walk in larder. Beyond the kitchen is a cosy snug. A 22ft conservatory to the front offers a more informal dining option and links the house to the front garden. At the furthest end of the property is the good sized office, which could easily be a playroom or studio. Interlinking the office and conservatory is a spacious hall. To the rear, and separate from the kitchen, is the utility room which is fitted with units and appliances, next to the downstairs cloakroom and with a door allowing practical access to the garden.
On the first floor are 4 spacious double bedrooms. The principal bedroom has feature height windows with superb views, ensuite bathroom and dressing room. Bedrooms 2 and 3 are generous doubles and both enjoy ensuite facilities. A modern shower room is next to bedroom 4, another good sized double. There is ample storage in the property, with a good range of linen cupboards and wardrobes on the landing.
The property is situated at the end of a long drive, shared with 2 neighbours, leading to a large parking and turning area. To the right is triple garaging and shed. Pretty gardens surround the property with lawns and paved seating areas. Through the arch, providing covered parking, is the lovely rear garden. A large patio and entertaining area with outdoor, brick fireplace adjoins the property. The majority of the gardens are laid to 2 areas of level lawn and bordered by mature trees and hedging. A 2 box former stable block is located at the end of the garden. Due to its position adjacent to fields, the gardens offer much privacy and seclusion.
Situation
Situated between the East Devon parishes of Lympstone Village (2.4 miles) - and Woodbury (1.4miles) both offering an array of amenities.
Lympstone is a very popular village which grew from an ancient settlement on the eastern shores of the Exe estuary, building its reputation on maritime trade and agriculture. The village has a well-established local primary school and St Peter’s independent school. There are two churches, four public houses, a café, a hairdresser and a store with a Post Office. Michael Caines restaurant and boutique hotel at Lympstone Manor is on the edge of the village. Lympstone supports a wide variety of clubs and societies, including sailing and tennis clubs, an active gardening club, film society and other societies bringing live music and drama to the village. The half-hourly Avocet line train service, with its beautiful views across the River Exe, links the village with Exeter’s two main stations: Exeter St David’s with its fast train service to London Paddington and Exeter Central with its service to Waterloo.
Woodbury Parish, which includes the Villages of Woodbury, Woodbury Salterton and Exton, is one of the largest Parishes in Devon. It encompasses much of Woodbury Common, an outstanding area of natural beauty and enjoys a thriving community spirit rooted in the church and chapel, in the school and in agriculture. Some of the facilities of the Village include 2 excellent Public Houses, a Village store and Post Office, doctor's surgery, nearby golf club and leisure facilities at Woodbury Park and a bus service operating between Exmouth and Exeter.
Exeter Central station is at the heart of Exeter’s lively shopping centre. The M5 at Junction 30 is just 8 miles away. The Exe Estuary Trail, 26 miles of cycleway along both sides of the Rive Exe.
