If you lived here...
Step inside to a welcoming hallway where warm herringbone flooring flows beneath your feet and soft daylight guides you toward the heart of the home. Each room unfolds with quiet confidence, blending thoughtful design with a serene, inviting atmosphere.
Occupying the first floor, the reception room sets a refined tone with its generous bay window, drawing in gentle brightness. Herringbone flooring adds texture and warmth, while crisp white walls and elegant cornicing elevate the room. At its heart sits a cast iron fireplace, flanked by bespoke built-in cabinetry that blends storage with style.
Just along the hallway, the kitchen combines function and flair with navy cabinetry, white worktops and an efficient layout. A large window enhances the dining area, while cornicing and the continued herringbone flooring tie it seamlessly to the rest of the home. This is a setting designed for comfort, whether you're cooking up a storm or enjoying a quiet morning coffee.
To the rear, a peaceful double bedroom offers a restful retreat, with high ceilings enhancing the overall sense of openness. The adjacent bathroom continues the home’s carefully considered style, pairing deep green walls with ivory vertical tiling. A brushed brass rain shower sits over a built-in bath, complemented by soft tones and polished finishes.
Stairs rise to the second floor, where a generous skylight brings sunlight into the landing. The main bedroom impresses with exposed brickwork, twin skylights, and beautifully integrated wardrobes in muted blue. Across the hall, a bright rear bedroom enjoys rooftop views, while the elegantly finished shower room features a walk-in enclosure with built-in bench and brass fittings—cool, composed, and entirely refined.
The surrounding area offers a rich mix of green space, independent culture, and community spirit. Francis Road is a standout, this pedestrian-friendly hub has become a destination in its own right, home to artisan bakeries, organic grocers, natural wine bars, and creative boutiques that reflect the neighbourhood’s warm, down-to-earth feel. Nature lovers will appreciate being within walking distance of Wanstead Flats, a vast open expanse that forms part of Epping Forest, ideal for weekend wanders or morning jogs. Families are well-catered for too, with several well-regarded schools in the vicinity, including the highly-rated Maryland Primary School a short walk away.

A word from the owner...
"i’ve truly loved living in this home, and while i’m sad to leave, i’m confident the next owner will enjoy it just as much. I think its rare find to have so much space in a period property flat. For me, the street itself has been a real highlight. Jade and Andrew downstairs are kind and considerate, while Rachel and Ian next door have been lovely neighbours — always happy to help or take in a package! Oscar and Jane next door have been restoring their home with great care, and it’s been a pleasure watching the building come back to life.
The location couldn’t be better. Being closer to the station, Stratford East Village and Hackney Wick are both within walking distance, offering fantastic green spaces, cafés, and creative energy. Francis Road continues to thrive with independent shops and a growing food scene. Leytonstone High Road is also going from strength to strength, with Forno and Marks & Spencer arriving this summer and Dina Wines relaunching as Le Regret.
This home has brought me a lot of happiness, and I know it will do the same for its next chapter."
