A very charming and beautifully presented Cotswold stone cottage in the highly sought-after village of Broadwell, including a separate self-contained annexe.

Description
Occupying a delightful position overlooking the village church is this charming four-bedroom cottage with excellent character. The property dates back to the 1680s though is not listed, therefore it has been modernised to an exceptional standard throughout while sympathetically retaining a wealth of original features. The interiors are replete with exposed beams, stone floors and attractive fireplaces, complemented by decorative contemporary touches; the property has been beautifully maintained by the vendor and is in exceptional decorative order. A full programme of renovations has included replumbing, rewiring, and replastering, new heating and water systems, and the addition of a water softener.

A highlight is the oak-framed extension to the rear, which houses the stunning kitchen and is full of light thanks to the soaring double height windows and vaulted ceiling. Underfloor heating warms the space which is fitted with hand built Olive & Barr cabinetry and an aga range cooker. Separately there are three good-size reception rooms, a boot room and a cloakroom with WC. Upstairs there are four individually appointed double bedrooms – two of which are en suite, and a separate shower room.

Situated across from the cottage within the beautifully landscaped gardens is an entirely separate and self-contained two-double bedroom annexe with direct access to the garden, which has its own kitchen/dining room, ground floor shower room and two double bedrooms. Perfect for guest accommodation and a home office at the same time - ultimately flexible. It has been decorated in the same exacting style as the main house and has most recently been used as a successful holiday let, providing excellent scope to continue as an income generator or to be used for visiting guests or older children living at home.

Outside
Bridge Cottage is well positioned in the centre of the village, opposite the Grade I listed church. There are two parking spaces to the side of the house on a gravel driveway, which also provides access via a pedestrian gate to the attractively landscaped rear garden. The garden faces southeast and feels wonderfully private, with a terrace behind the house enveloped in mature shrubs and both high stone walls and hedges screening the house from the road and neighbouring homes. The abundant borders feature a wide variety of trees and shrubs including acers, peonies and wisteria, which add colour and interest throughout the year.

Location
Broadwell is a pretty Cotswolds village situated on the Oxfordshire/Gloucestershire border, approximately 4.3 miles northeast of Lechlade. Together with neighbouring Kencot it offers an active community, with amenities to be found in the surrounding villages of Filkins, Alvescot and Clanfield, and in the larger communities of Lechlade, Burford and Witney. There are a variety of well-respected local primary schools with an excellent variety of independent schools and state secondary schools in the area.

The village is also well placed for access to the M4 (J15) and the M40 (J8) and there are regular trains to London Paddington from Swindon, Oxford and Didcot (approx. 40-60 minutes). Local recreational amenities include boating on the river Thames, sailing at the Cotswold Lakes, golf at Burford and theatres at Cheltenham and Oxford.
