A charming Grade ii-listed character cottage on a good plot with a detached garage, near the river in a popular village between Marlow and Henley-on-Thames

Description
Weybrooks Cottage is a very charming brick and timber-framed cottage that forms part of a Grade ii-listed terrace of three cottages, situated in the heart of the village of Medmenham. The cottages were built in the 16th and 17th centuries though Weybrooks Cottage was later extended in the 1970s and, despite its considerable history, feels deceptively spacious inside. There are a number of character features remaining within the more recent décor scheme, including a large inglenook fireplace, exposed beams, wood doors and tiled floors. Though well maintained, the house is somewhat dated in areas and would benefit from modernisation to reach its full potential – it’s a true gem.

The layout has good flow and comprises a spacious family room, separate sitting room and a kitchen and breakfast room to the rear with a utility area. Upstairs there are three good-size double bedrooms, one of which has an en suite shower room, and a family bathroom.

The cottage enjoys a coveted setting on Ferry Lane, a no-through lane of pretty, mostly character homes that leads down to the river Thames. To the front, attractive gardens provide an inviting first impression, though the true charm of the outside space can be seen to the rear, where beautifully tended, mature gardens are well enclosed by established greenery creating a wonderfully secluded area to sit and enjoy the variety of trees, shrubs and flowers from the terrace adjoining the house. Outbuildings include a single detached garage and a separate workshop at the end of the rear garden – perfect for hobbies or garden storage.

Location
Medmenham is delightfully rural yet perfectly positioned for access to both Marlow and Henley-on-Thames, being 3.5 miles and 4.5 miles respectively. It is a charming small village of lovely homes, a public house and a church, with Ferry Lane being the winding lane leading from the Church down to the Thames river – with a public slipway available for use.

The towns of Marlow and Henley offer an eclectic mix of local independent and national retailers. There are numerous bars, cafes and restaurants around the towns suited for any occasion. Both towns are situated on the banks of the River Thames and the Thames Path follows the river through the towns.

Just outside the town centres, the area opens out to glorious rolling countryside and a designated Area of Outstanding Natural Beauty. Outdoor pursuits are numerous, as are golf, football, cricket and rugby clubs. For commuters, both towns have train stations to Paddington (via Maidenhead and/or Twyford) and the M40 and M4 motorways are accessed from the A404(M). A comprehensive range of private and state schooling options in the area include Sir William Borlase’s Grammar School, Wycombe Abbey, Caldicot Preparatory School and some excellent schools in the Maidenhead and Henley area.

Square Footage: 1,552 sq ft

Directions
From Marlow town centre head southwest out of the town along Henley Road (A4155) for about three miles. The village of Medmenham is clearly signposted, with the turning to Ferry Lane at the centre of the village opposite the phone box. The property will be found on the right-hand side.
