The Property
Built in 2006 and extended, reconfigured and refurbished over recent years, this family home is fresh, presented well, and maintains that modern newbuild feel.
Being double-fronted, the hallway runs through the centre of the house, with reception rooms either side. Light-grey laminate flooring continues from the front door into all living areas, and the landings and staircases were recarpeted earlier this year.
To the right of the hall via double doors is a spacious lounge, large enough for the whole family to get comfy. It’s light from dual aspects, yet cosy for film nights by the fire. While the loft has been converted, storage isn’t an issue. The Plot
The gardens here are gorgeous, landscaped in 2017 and kept well since. The rear garden combines a good-sized patio and a neat lawn, with stone paths, pretty planting and a water feature. There’s a built-in bench tucked into the corner between a fluffy flamingo tree and a wall of white roses, and the patio has capacity for ample outdoor seating. The side courtyard faces south for optimum sun. This is immersed in greenery, with colour from a variety of planting such as passionflower and clematis, more roses, even an apple tree.
The fence-enclosed front garden is mostly lawned. There’s a driveway to the side for one car, and parking for another two or three behind gates. The double garage provides secure parking for two more cars, or all-important storage if preferred.
The Position
Fairfield Park is a popular development, especially for families. The property has a selection of amenities on the doorstep, including local shops and services, a community hall and a community garden, multiple parks and greenspaces, as well as bowls, cricket and tennis facilities. The development has an Ofsted-rated ‘Outstanding’ nursery, and a ‘Good’ lower school highly regarded by residents. Also within walking distance of the address is the Bannatyne Health Club and Spa. Here you can relax in the sauna, steam room and pool, and exercise in the state-of-the-art gym.
Letchworth town centre is only a short drive away, where you’ll find an array of amenities, activities, entertainment and events, plus lots of places to eat and drink. For outdoor pursuits, the countryside surrounding Fairfield Park is ideal for long walks in nature, and the nearby Blue Lagoon offers angling and sailing. The green-fingered have Thornes nursery and garden centre on the eastern edge of the development.
Just north of Letchworth and just off the A1(M), the location is convenient for commuters. Rail services from Letchworth into London take as little as 29 minutes, and you can be on the M25 by car in under half an hour.
