Jon-Paul Brampton presents...Cherry Tree House; over 3000 sq ft of high spec space in the charming hamlet of Gubblecote

the property

Cherry Tree House was built in 2019 and forms part of the small development of Lendon Grove in this pretty historic hamlet. A mix of traditional brick fronted homes, as well as flint and weatherboarded properties give the development a unique and upmarket feel. With beautifully maintained communal landscaping and the benefit of backing onto to agricultural land there is an immediate feel of peace and tranquility here at Lendon Grove.

Immediately on entering this home the feeling of space and light is instant. A glass atrium style hallway is spacious, bright and impressive. There is plentiful storage for coats and shoes and a downstairs WC for convenience. A separate study offers a working from home solution. The kitchen-diner-family room offers a tremendous wow factor. A room large in scale and refined in its finish. A well equipped kitchen with every conceivable appliance, alongside a huge island countertop. Opens through to a space that would be ideal for dining, as well as being large enough to accommodate some more relaxed seating solutions. Patio doors open out onto a private patio with a leafy countryside backdrop. There is also a separate utility room.

The living room is again large in scale and boasts a wood burning stove to create a cosier atmosphere in the colder months. Again patio doors lead out to the garden. There is a further reception room, currently used as a gym, but one that could equally be used as a children's playroom, separate TV room or even downstairs bedroom.

On the first floor there are five bedrooms and three bathrooms leading from a large landing area. Comprising a large main bedroom suite with phenomenal views towards the ancient Ridgeway. A further guest suite, followed by three double bedrooms serviced by a luxurious family bathroom. As it is downstairs the space is tremendous with every room feeling generous and well finished. In fact if you want more space the entire loft void is ripe for conversion (as neighbours have already done), already full boarded, and with the simple of addition of a window in the gable end, could produce something quite special.

Externally there is a driveway for two cars to the front. A shared second driveway leads down to a double garage. Complete with electric doors and gated access to the rear garden. The garden is low maintenance, whilst making the most of the countryside beyond by incorporating a couple of pleasant seating areas.

With its EPC rating of B, solar panels with battery storage, this is a large home without large bills!

All in all this is a special home....But please do not just take my word for it, browse the photos, watch the video tour and then if you think this could be the home for you, please get in touch to arrange a viewing.

The location

The hamlet of Gubblecote is steeped in history and is even mentioned in the Domesday book. Legend tells of an infamous Witch 'ducking' occurring in the vicinity in the 1750's with a host of stories and rumour attached that bring a colourful historical background to this peaceful place. The larger village of Long Marston is close by with its C of E Primary School, Village hall and Queens Head Public House. The pretty village of Wilstone is only half a mile away and offers a village shop and pub, as well as a farm shop with a farmhouse kitchen and cafe. The historic market town of Tring is just 2 miles away and offers a plethora of cafes, restaurants, independent shops and supermarkets.

The surrounding area offers some superb walking routes and places to explore with the likes of the Ashridge Estate, Ivinghoe Beacon, Tring and Marsworth Reservoirs and the Grand Union Canal network all within easy access of this property.

For transport links there are both Tring and Cheddington Stations situated within a couple of miles. By road, the A41 is close by providing easy access to the M25 and M1 and Luton Airport is within a 20 minute drive.

If it is schools you need, then the C of E primary school in Long Marston is within half a mile, with the secondary schools of Tring and Berkhamsted within easy reach.
