Spacious And Versatile Home Perfect For Multi Generational Living, In A Quiet No Through Road!

The Sellers View
We’ve absolutely loved living in this home. It has offered the perfect blend of comfort, convenience and community.

One of the standout features is the self contained annexe, which has been ideal for multi generational living. Whether it’s for extended family, visiting guests or even as a potential rental opportunity, it provides a real sense of privacy and independence. We first used it to live alongside elderly parents, and more recently it has been perfect for my son and his partner.

The location is another highlight. Tucked away on a peaceful no through road, there is minimal traffic, making it both quiet and safe – something that is increasingly rare. Despite the tranquillity, it only takes me 10 minutes to walk to Tilehurst train station and local bus stops, offering excellent access into Reading town centre and beyond.

We also love being close to the Tilehurst Triangle, with its great mix of shops, cafes and local amenities. It really adds to the sense of village life. The neighbours here are fantastic too. We have enjoyed a strong sense of community, with a friendly WhatsApp group where people share updates, offer help and organise the occasional get together.

This house has truly felt like home. We hope the next owners will enjoy it just as much as we have.

The Agents View
From the moment you step inside, this house just feels right. The entrance hall is light, spacious and immediately gives you a sense of how much room there is to play with here. And yes, there are stairs leading down to the lower level – which you can keep as part of the main house or close off to create a self contained annexe. Flexibility is the name of the game.

Up on the main level, you’ve got four bedrooms – three of them are proper doubles and the fourth isn’t far off. The main bedroom has a handy Jack and Jill door into the four piece family bathroom (no morning queue drama), and bedrooms three and four share another Jack and Jill ensuite, which is ideal for kids, guests or even a home office with its own facilities.

The main reception room is a bit of a showstopper – it’s huge and the log burner makes it feel properly cosy in winter. It sits right next to the kitchen, which is already a great size and beautifully bright thanks to a big Velux roof window. And if you’re dreaming of open plan living, you might be able to take down the wall between the two to really open it all up.

Now, let’s talk about the lower level. It’s practically a home in itself – there’s a huge bedroom with built in wardrobes and a big en suite, a great size reception room, a second kitchen, and its own sun room. Whether it’s for family, guests or rental potential, it’s a brilliant space with loads of options.

Outside, the plot is a generous 0.21 acres, with garden areas wrapping around most of the home. There’s the usual lawn and flowerbeds, but also hidden nooks, a covered seating area and spots that feel nicely tucked away from view – it’s all very private, and very usable. Parking? Not a problem. You’ve got a large driveway and a double garage to top it all off.

All in all, this is one of those rare homes that gives you space to grow, room to adapt and plenty of privacy – without compromising on location or comfort.

The Area View
This home is perfectly placed, and in just under a 20 minute walk you can be at the heart of Tilehurst Centre where you will find plenty of cafes, shops, supermarkets, a post office, chemists, a doctors surgery, pubs and restaurants – everything you need on your doorstep.

For outdoor activities, Arthur Newbery Park is nearby, perfect for relaxing or playing, while roughly the same distance in the opposite direction is Cotswold Recreation Ground and Leisure Centre. Transport links are excellent too, with several regular bus routes close by and Tilehurst train station just under a 20 minute walk away.

If you drive, Reading town centre, Calcot Retail Park and the M4 motorway are all within easy reach, making commuting or shopping trips straightforward.
