About this property

  • Private garden

  • Off street parking

Delightful, detached, and thoughtfully and deftly-extended three double bedroom C19th house, with a mature and pleasingly large decked and lawned garden (with gated side access) which faces sunny south-east. Heaven! Off-street parking out front seals the deal.

Walk 12 minutes to Queens Road Peckham Station (regular and Windrush line services here), or pick up a bus from the end of the road; walk just a few minutes to connect with Old Kent Road.

The handsome house is fronted by a shingled driveway and well-stocked ‘cottage’ garden. We are loving the roses, including the climber.

Open into your smart and generous hall and your stairs run up ahead. To the right of these you have a neat guest w.c. Just perfect for parties (also potty-training!).

Right of the hall and you land in the middle reception room (lucky you: You have three independent reception spaces). This is over 13 feet by over 12 feet, with custom-made alcove cupboards and shelving.

Double doors deliver you to the front reception/parlour (of over 14 feet by over 13 feet). This is in a dreamy dusky pink, with more white-painted floorboards, and a central period feature fireplace. Custom-made window shutters feature here, too.

And now we turn our attention to the fab extension. Beyond the middle reception, you have a natural/obvious dining room, with folding double-glazed doors delivering you outside. This is seamlessly open-plan to the sizeable kitchen, and both spaces enjoy a sunny orientation and garden views. The slick fitted kitchen (in u-shape) has timeless Shaker-style units (simply loads of cupboard and drawer space), and integrated appliances which are included in the sale.

Upstairs and from the half-landing you have bedroom one straight ahead. This is notably roomy: Over 14 feet by over 10 feet, with a double-aspect, an en suite shower, and a built-in wardrobe.

From the landing proper, to the front of the house, you have the property’s main bathroom (with high-end traditional-style sanitary ware, gorgeous brass fittings, and marble detail) and your principal bedroom - this is 12 feet by nearly 14, with built-in wardrobes.

Your third and final bedroom rests next door (currently in use as a guest bedroom plus home office). This has had a really clever and fun architectural treatment - gifting you exposed bricks, a vaulted ceiling (Velux here), and a mezzanine floor! F&b’s ‘Calke Green’ graces the walls (on the ‘downstairs’ bit).

There is one bonus feature left: A fab cellar space (which is accessed via vertical ladder).

Queens Road Peckham Station is close for Overground trains (beyond your two stops to London Bridge regular rail joy) - which have been improving the already-good connectivity to the City since 2012. Canary Wharf is a doddle, via Canada Water.

The Blackbird Bakery (in one of the qrp arches) is a popular spot for coffee, fresh local loaves and cake. Kudu’s outlets, Mamma Dough, Peckham Cellars and Beer Rebellion are also all strong and popular. We also like Naïfs (veggie/vegan restaurant) and The Meeting House (cafe through to wine bar).

You are a 20 minute walk from Peckham Rye Station and Bellenden Road; where gastronomic delights include The Begging Bowl, Artusi and Ganapati.

Rye Lane is an 18 minute walk for trendy hangouts such as Peckham Levels and The Bussey Building & Copeland Park. You’ll also find Peckham Plex Cinema here - for films for £5.99! Walk 12 minutes for Peckham Library and neighbouring leisure centre, plus canal path through Burgess Park.

You are also close to New Cross - for Goldsmiths University, Goldsmiths cca (contemporary art gallery) and Telegraph Hill’s pretty Victorian parks.

Bermondsey, Borough, Brixton, Camberwell, Deptford, Greenwich and Nunhead are also close for more options.
