Charming weatherboarded period property with outbuildings and exceptional landscaped gardens, ideal for equestrian or smallholding

Description
Tucked away and nestled within its beautiful gardens and grounds, Cygnet House is a delightful single storey property with attractive weatherboarded brick elevations under a concrete tiled roof. The original property is believed to date from 1909, and has been extended with later additions over time.

It offers beautifully presented accommodation, decorated in a soft, natural palette, and has been improved over time including the addition of a new oil tank and boiler in 2021, replacement double glazing, a new kitchen, bathrooms and radiators in 2017, a new fuseboard in 2024, new roofing to the outbuildings in 2021, and the replacement of the flat roofing over the kitchen in 2025.

The accommodation is arranged around a cosy reception hall, which gives an inviting entrance to the house, with a woodburning stove and space for seating; it could offer space for studying. To the front of the house is a bedroom / study with a door to the veranda, and a sitting room with a woodburning stove. At the rear of the hall, a door opens east to the formal dining room, which is open to the drawing room through double doors, creating a superb space for entertaining; the drawing room is vaulted, with a fireplace set with woodburning stove and both rooms have French doors to the veranda.

A door opens west, to the kitchen/breakfast room, which was refitted in 2017 with granite worktops, wood cabinets and tiled floor; appliances include a fitted Miele dishwasher and fridge/freezer, Bosch double oven with Siemens warming drawer and induction hob with extractor over, and a wood burning stove; there is space for a farmhouse style table and chairs, and a large picture window framing the views to the north over the grounds and landscape beyond. A door opens to the rear courtyard garden.

To the west of the kitchen, an inner hall gives access to the principal bedroom, a wet room with a vaulted ceiling (recently refitted with Vanity Hall units), a guest bedroom with en suite shower room, and a further bedroom with fitted wardrobes and French doors to the front. Both the wet room and the en suite shower room have underfloor heating and dual fuel towel radiators.

Outside
The eastern elevation of Cygnet House is spanned by a generous tiled veranda with a glass balustrade, an excellent spot to relax or host guests and enjoy the glorious outside space, with superb views across the gardens. The gardens are a particular feature; they lie mainly to the east of the house and have been beautifully landscaped with rolling lawns interspersed by fine native and specimen trees and well-stocked beds, planted with trees, shrubs, perennials and bulbs to provide interest throughout the year. The property lies on a striking sandstone outcrop, which has been incorporated into the garden as a feature, and includes a large natural wildlife pond. At the rear of the house is a further courtyard, and a smaller, gravelled terrace, both offering further spots to sit and enjoy the views; there is a new timber framed sauna. The formal garden is enclosed by hedging and rail and post fencing.

Cygnet House is approached by electronically operated gates which open to a wide gravelled driveway offering parking for multiple cars; there is a detached garage building arranged as a log store, triple garage and store with single garage. All the garages have recently replaced electronically operated roller doors. There is an electric vehicle charger.

At the rear of the house, accessed from the courtyard, is a further outbuilding providing a utility/storage room which could be used a home office, a garden store and a tractor store with direct access to the enclosed orchard, which is planted with a range of productive fruit trees including mulberry, damson and apple.

Within the orchard is a timber framed stable block with two stalls, mains water and power. There are two larger timber stables and a small mobile chicken coop situated in the paddock to the north, which is accessed from the orchard via deer gates; it has been divided by stock fencing to create a lambing paddock. The northern paddock additionally has gated vehicular access to Hurstwood Road, with a hardstanding driveway. The eastern paddock can be accessed from the orchard and the northern paddock by five bar gates, with further deer gates to the garden; it also contains an enclosure with a pig ark.

Cygnet House includes a portion of the stream which runs northwest to southeast, forming the boundary; Cygnet House owns to the midway point of the stream bed, and enjoys fishing and water extraction rights; there is a pump to connect to a water pipe running under the land to the garden pond, which can be used for replenishment and irrigation if desired.

About 8.28 acres in all.
