If you lived here...

Your new home is the ground floor of a charming Victorian terrace, with an elegant bay window, ornate period detailing and a freshly painted facade, all set behind a striking tiled path that draws you toward the front door.

At the front, the main bedroom is calm and bathed in natural light, featuring original wooden floorboards, a shuttered bay window, and twin built-in wardrobes that offer ample storage without compromising flow. Just behind, the second double overlooks the garden and continues the tranquil palette, with warm floorboards, soft white walls and more integrated storage.

The bathroom pairs classic white metro tiles with dark flooring for a crisp, contemporary contrast. A frosted window allows for natural light while maintaining privacy, creating a fresh and polished feel throughout.

To the rear, the open-plan kitchen, lounge and dining area unfolds beautifully, blending function with style. The kitchen is fitted with wood worktops, white cabinetry and exposed brickwork for texture and warmth, anchored by a generous breakfast bar. Pendant lighting defines the dining zone. Herringbone flooring continues into the lounge, where a large skylight and bi-fold doors fill the room with sunlight and garden views.

Outside, a wide decked terrace sets the tone for relaxed al fresco living, leading onto a long garden with distinct areas for entertaining, planting and peaceful retreat. At the far end, the outhouse/studio offers a bright and versatile hideaway, complete with double doors and a large window, ideal for work, creativity or switching off under the trees.

This location places you within easy reach of some of east London’s most vibrant and varied surroundings. Just a short stroll away, Francis Road has become a beloved destination in its own right, pedestrian-friendly and full of independent spirit. Here you’ll find artisan coffee shops, natural wine bars, bakeries, bookshops, and thoughtful boutiques all sitting shoulder to shoulder, creating a relaxed yet buzzing village vibe that draws locals and visitors alike.

In contrast, nearby Leytonstone High Road delivers practical convenience with a lively mix of global eateries, supermarkets, and everyday essentials.

For green space, you’re spoilt for choice. Wanstead Flats offers vast open parkland and natural beauty, perfect for weekend walks, morning runs or moments of stillness. And for something a little more dynamic, the Queen Elizabeth Olympic Park lies within easy reach, where landscaped gardens meet world-class sporting facilities and canal-side trails. Altogether, it’s a neighbourhood that blends community charm, urban energy and nature in equal measure.

Getting around is easy, with excellent transport links close by. A word from the owner....

"Ashville Road is a peaceful, neighbourly street perfectly situated between Leyton and Leytonstone tubes. Over the past six years, we’ve watched the area flourish - with independent restaurants, gastropubs, wine bars and coffee shops springing up all around. It’s no wonder Time Out recently named it the coolest neighbourhood in London. We love being just a five-minute walk from Francis Road and within jogging distance of Wanstead Flats, Hackney Marshes, and the Olympic Park. The flat itself is bright, spacious, and ideal for families or entertaining. The massive garden with westerly aspect, designed by a landscape architect, is brilliant for summer BBQs. At the end of the garden is a fantastic outhouse, which has served as a perfect home office for both of us. We’re very sad to be leaving, but relocating to be closer to family means it’s time to pass this home on. We hope the next owners enjoy it as much as we have."
